Prague - Prague 11 wants to have a regulatory plan developed for the area around the Opatov metro station. The plan would set the conditions for land use and the possible extent of planned development. This was communicated to ČTK by the spokesman for Prague 11, Miroslav Dvořák. The town hall is currently working on the draft plan, which will be submitted to the affected parties for comments, and will then send it to the magistrate. A large administrative and commercial complex was supposed to be built near the station, but the current leadership of Prague 11 does not agree with its construction in the planned extent.

The regulatory plan should relate not only to the immediate vicinity of the metro station but also to the surrounding area near Na Jelenách Street. "In the Opatov-Na Jelenách area, a number of mutually uncoordinated projects from various entities are being proposed. The establishment of a regulatory plan provides an opportunity to plan land use and thus stabilize it in the future," justified the town hall's approach.
The regulatory plan will not dictate to landowners and developers where specific buildings should stand, whether it should be, for example, a residential building or an office building. The plan specifies, for example, the maximum possible height, density of development, or sets street lines.
Currently, Prague 11 is working on the wording of the plan. "Once completed, the working version will be discussed internally, approved, and subsequently discussed with the affected individuals and entities," stated Dvořák. After incorporating comments, the councilors of Prague 11 will present the final version for discussion to the council and send the final wording to the magistrate.
A large complex of new buildings was supposed to be built near the metro station on the territory from Litochlebské Square to the D1 highway. Administrative buildings were to be constructed here, with restaurants, shops, or apartments planned. However, local residents and also the current leadership of the municipal district, which was still in opposition at that time, opposed it.
