Prague - Prague 6 rejects the amendment to the zoning plan due to residential development around the Džbán pond near Divoká Šárka in Prague. The request from the owner of the surrounding land was unanimously rejected today by the city council's urban development committee, spokesperson for Prague 6 Adam Halmoši told ČTK. The final decision on any potential changes to the zoning plan will rest with the city leadership.
"The owners submitted a request for a change to the zoning plan. We told them that this is out of the question," said Halmoši. The project has already been rejected in the past by the mayor of Prague 6, Marie Kousalíková (ODS).
The landowners want to build apartment buildings on the shore, which currently serves as a bathing area. They plan to renovate dilapidated buildings and create a site for housing. High-rise buildings with a view of Prague and the Divoká Šárka valley should be built on the current parking lot near the campsite. New indoor and outdoor sports facilities should also be created here.
They justified their request for a change in the zoning plan by "the deplorable condition of current structures and areas in the recreational zone, which will not be able to serve safely for the movement of the general public in the future", Halmoši stated.
According to the Prague 6 committee, the Džbán location is part of the Šárka - Lysolaje natural park, where a permanent building ban is declared. "The principles of urban development of the capital city of Prague as a superior document of the zoning plan of the capital city define the Šárka area as one with exceptional landscape and natural values," the committee stated, adding that the area around the reservoir is considered an entrance gateway to the Šárecké valley. "For these reasons, the urban development committee fundamentally disagrees with the proposed development in the stated area," its members concluded.
Most of the land on the shore of the reservoir is owned by Molepo s.r.o., according to the land registry. According to the current version of the zoning plan, the location is designated solely for relaxation and recreation, not for construction.
