Prague – Prague will receive contributions from the company Finep worth a total of 167 million crowns as support for the construction of infrastructure for a residential project on the site of the former Žižkov Freight Station (NNŽ). The city council approved the contract between Prague, Prague 3, and the company, along with the acquisition of a change to the zoning plan, which is necessary for the construction. Finep plans to build about 1,200 apartments in the area, and other developers will also be constructing there. According to the city council, they are expected to contribute a total of 1.5 billion crowns to the city.


The agreement was made based on the methodology approved by the previous leadership of the city hall to determine the amount of contributions from developers for the construction of public infrastructure. "It is clear that the methodology works in practice - the contract with Finep is already the third successful example since we approved it in the last electoral period," said Deputy Mayor for Urban Development Petr Hlaváček (STAN).

The contract has also been approved by the representatives of Prague 3. The developer's contribution amounts to approximately 167.4 million crowns, of which 72.5 million crowns will be in cash allocated for the construction of a new elementary school. The remainder of the value will consist of a kindergarten that the company will build and transfer to the city district, and land for new roads, a planned green promenade, or an apartment building.

According to the urban study approved last year, up to 15,000 residents are expected to live in the new district at NNŽ in the future, with parks and several educational facilities, including an elementary school in the functionalist building of the station, planned. The city plans to hold an architectural competition for this, as well as for the design of the park that will be established in the central part of the area, and other public spaces. A tram line will be created along the northern edge of the area next to Malešická Street, and the new Jarovská Street will connect the district to the future section of the city ring road. Central Group is already constructing in the NNŽ area, planning to build a total of 4,600 apartments in three projects. Penta also plans to build there.

The functionalist railway station building itself is owned by Czech Railways, which in the past formed a joint venture with the developer Sekyra Group called Žižkov Station Development, which has a preemptive right to the station building. The city is currently considering whether to purchase part of the building or whether to establish a joint venture with Sekyra Group focused on the revitalization of the station and its transformation into a cultural and social center. According to previous agreements, the functionalist railway station could house the National Film Archive, cultural and social spaces, or an elementary school. In addition, Sekyra Group wants to build apartments and commercial spaces there.
