Prague – The company J&T REAL ESTATE will build a new district on a four-hectare area on Rohanský Island in Prague 8 - Karlín for approximately 15 billion crowns. The New Rohan will include over a thousand apartments with shops and services, and in close proximity to the project, there will also be a new elementary school and a large Maniny park.
The first phase of the New Rohan includes a total of 258 apartments in layouts from 1+kk to 4+kk. Construction will start next year from the direction of the Libeň Bridge, at the corner of Voctářova and Štorchova streets. The apartment buildings Vincent and Prokop were designed by the KAAMA studio, while the third tower Barbora is the work of architects from UNIT studio. The total investment costs of the first phase, including land, will exceed three and a half billion crowns.
The design of all buildings in the New Rohan was the result of a commissioned architectural competition, in which the developer selected, in addition to designs from KAAMA and UNIT, also proposals from the LOXIA and Under construction studios and the internationally recognized Slovenian studio Bevk Perović arhitekti.
The apartment buildings of the first phase - Vincent, Prokop, and Barbora are named after patrons of significant domestic bells. This is a reminder of the tumultuous moments in the history of Rohanský Island. During World War II, bells confiscated by the Nazis from Czech and Moravian bell towers were gathered here and then shipped to Hamburg to be melted down into weapons in German factories.
Prices for apartments in the first phase range from 165,000 to 200,000 crowns per square meter including VAT, depending on their layout. On average, they reach 180,000 crowns per square meter. There is now increased interest among clients for larger apartments with layouts 3+kk and 4+kk. Large apartments make up about 60 percent of the first phase. Some clients are even interested in combining two residential units.
A significant advantage of the New Rohan is its location in the center of Prague and also by the Vltava River, next to the bike path and the planned 56-hectare metropolitan park Maniny. The city will also build a primary school right on Rohanský Island, to which developers will contribute a total of 650 million crowns.

The project is being created according to the urban planning concept of a modern city of short distances, where everything necessary for life is located within a maximum walking distance of 15 minutes from home. This also applies to civic amenities, including schools, kindergartens, and medical care. The city of short distances also emphasizes the quality of public space, allowing free passage through courtyards with gardens all the way to the bike path, the river, and the city park Maniny.
