Prague - The development company Sekyra Group plans to begin construction on Rohanský Island in Prague next year. It is expected to obtain a land-use decision by mid-year. Negotiations will begin for the purchase of land from the City of Prague for 1.68 billion crowns. This was stated by Leoš Anderle, the development director of Sekyra Group, in an interview with ČTK. According to the developer's plan, a new urban district worth 12 to 15 billion crowns will be built over the next 15 years on the border of Karlín and Libeň.
In the summer of 2008, Prague decided to sell approximately 200,000 m² of land on the island to the Rohan Consortium, in which Sekyra Group holds a majority stake. However, the sale has not yet taken place. The issue of land sale will arise once the consortium obtains the first land-use decision. Currently, according to the director, the company pays an annual rent of 17 million crowns to Prague. Sales of the first apartments are set to begin in the middle of the year.
Rohanský Island, like the whole of Karlín, was devastated by a catastrophic flood in August 2002. The area remains neglected to this day. Residential buildings, shops, offices, a promenade, and a park are planned for the site. Flood protection measures are also considered.
In the first phase, two administrative buildings and six residential buildings with 281 apartments and hundreds of parking spaces will be constructed. This represents about one-fifth of the planned project. Further phases will follow. More than half of the area will consist of residential buildings, while the rest will be offices. The total number of apartments is expected to range from 1,200 to 1,300.
Sekyra is also developing other projects throughout Prague. Among the most interesting is the revitalization of Smíchov Station. Sekyra also wants to construct a new district in the area of the Žižkov freight station. However, the station building is listed as a protected monument. These are billion-crown projects.
The development company mainly focuses on the Czech market, where it has been operating for eighteen years. In the past, it had activities in Russia and Slovakia, but withdrew from those markets due to the real estate crisis. Media speculate about its connections to the KDU-ČSL.
