Prague - Construction of a new district starts today on Rohanský Island in Prague. Developer Sekyra Group plans to build about 3,200 apartments, eight administrative buildings, and an elementary school at the border of Karlín and Libeň. The total costs are estimated at 18 billion crowns. The project includes a kilometer-long waterfront promenade and a large park. The developer announced this today at a press conference. The construction of the Rohan City district will take place in five phases until 2033.
In the first phase of the project, the company will build two residential buildings with 220 apartments. Alongside them, 30,000 m² of office space will be created in two office buildings. The design was created by architects Eva Jiřičná and Jakub Cigler. The costs for the first phase are approximately 2.5 billion crowns. Concurrently with the first phase, the developer wants to also construct the second phase, which includes nearly 500 apartments and three administrative buildings. In this phase, architects are also addressing the appropriate integration of a future bridge that will connect Karlín with Holešovice. In the later phases, Sekyra Group plans to build rental apartments on Rohanský Island as well.
"The intention is to build a new urban district that will evoke an authentic home environment and restore the dignity of the relationship between the city and the river. All of this will be in greenery and close to the heart of the metropolis. A new green center of Prague will be created. The inspiration was the Hamburg project Hafen City, which is located at the mouth of the Elbe River into the sea. Its creators managed to transform a non-functional port into an amazing place for living," said Luděk Sekyra, Chairman of the Board of Sekyra Group, today.
A wide kilometer-long promenade is to be created from the existing cycling path, which will connect to the future extensive park being prepared in cooperation with the Prague City Hall and the Institute of Planning and Development of the Capital City of Prague. Shops, cafes, services, healthcare facilities, relaxation and sports areas, as well as a school will not be missing.
The developer wanted to start construction on the 20-hectare area more than ten years ago. However, the start of the project was delayed by a property dispute over the ownership of part of the land and lengthy approval processes. The zoning approval was finally obtained in 2019, and the building permit last year, said the CEO of the development company, Leoš Anderle.
Sekyra Group estimates the total costs for the Rohan City project at 18 billion crowns. According to Anderle, the company plans to cover 25 to 30 percent of the costs from its own resources, depending on the valuation of the land.
The current area of Rohanský Island was, until the first half of the last century, a riverbed that was later filled in. The newly created areas were used for industrial and storage purposes. Over time, they became a brownfield with an area of nearly 210,000 m².
In addition to the Rohan City project, Sekyra Group is also building a new district called Smíchov City in Prague 5. Another investment is the Žižkov City project, where the company plans to build on part of the land of the former freight station. The company is also preparing projects in Čakovice and Opatov.
