Brno - The demolition of the former furniture factory began today at the corner of the Brno streets U Červeného mlýna and Střední in Královo Pole. A residential building should be built on the site of the long-abandoned brownfield in the first quarter of 2017, and gradually an administrative center, said Alexej Veselý, director of the development company Trikaya, during a tour of the old factory complex.
    The developer plans to construct a six-story building 20 meters high; the administrative building will be 50 meters tall and will become a dominant feature transforming the previously industrial area. In the future, a third building is planned, which will either be apartments or offices.
    The factory complex was established after World War I, production gradually ceased after 1989, and it has been abandoned since 2003. The developer was preparing the project as early as 2008, but ultimately postponed it, revised it, and is now starting construction. “We considered whether it would be possible to preserve at least part of the historical building, but in the end, complete demolition and new construction is simpler,” said Veselý.
    The building, which will be constructed in the most energy-efficient class, will have 78 apartments, two floors of underground garages, and spaces for a café and other services. More than half of the apartments will have a layout of 2+kk, and a quarter will be 1+kk. There is still the highest demand for such apartments in Brno. The average price per square meter is 44,000 crowns, and currently, a quarter of the apartments have already been sold. The building will connect to the development on Poděbradova Street and will continue along U Červeného mlýna street. The office building will be located at the corner of this street and Střední. The third building is planned to be along Střední street. “However, we must wait for the issuance of a new zoning plan. After the cancellation of the update, the plan from 1994 remains in effect, and the area is designated for industry,” Veselý stated. The project will also include partially publicly accessible green space.
    The project called Residence Ponavia is another of the developments in the area along the main Sports Street. Before 2000, various factories and warehouses ceased operations there. Gradually, shopping centers, two ice hockey halls, a sports hall emerged, and a new ambulance station and recreational and sports complex are currently being built there. In the vicinity of the commenced construction on Střední Street, there is another brownfield that the city district would also like to transform into residential buildings or an administrative center. “We are trying to negotiate with developers so that both they and the residents of our city district benefit from the transformation of brownfields,” said Královo Pole council member Helena Vařejková (Green Party).
