Brno - The development company Trikaya has returned to the residential complex project on Pod Hády street in Brno after several years. On the site of the unfinished Ergon factory, a development of family row houses, apartment buildings, and villa houses for approximately 1,100 people is set to arise. The company has now requested an environmental impact assessment, as stated in a document on the EIA portal.


It is a relatively isolated location, about a kilometer away from Jedovnická street, where a factory for the production of prosthetic devices began construction in the 1980s. Production was expected to start shortly after 1989, but the end of the Comecon meant that the nearly completed factory never produced anything. Since then, it has fallen into disrepair, and Trikaya has loaned it to firefighters and rescue workers for training purposes.

On a site of seven hectares, the construction of 12 family row houses and other apartment buildings with approximately 430 apartments is planned. "In the center of the complex, there will be a square designated for pedestrians. Commercial spaces will be located on the ground floors of the houses," the document states. Garages will be placed underground to the maximum extent possible.

It is also planned for a bus to run from Jedovnická to a loop that was originally created to service the factory. "In the middle of the large loop, a sports and children's playground is planned," the document notes.

Before construction begins, the former factory will be demolished, as the surrounding area is overgrown with invasive trees and weeds. According to information on the developer's website, preparations for the site could begin this year, and construction is expected to start next year. It is planned to be built in phases and is expected to take about five years.

Trikaya is gradually transforming another brownfield near the center on U Červeného mlýna street into a living space. Although developers complain that there is nowhere to build in Brno, there are currently about 500 apartments shortly before the start of construction on the site of the former Kras factory at Mendlovo náměstí. A complex of family and apartment houses is emerging near Obřanská street in phases, and large construction continues on Kociánka street, where dozens of apartment and family houses are being built. Another developer is preparing to build 650 apartments in Chrlice. This year, the completion of 64 apartments in Juliánov is also expected, and a large development project called Zelené město (Green City) is being constructed in Slatina in phases. The construction of 500 apartments is expected on Kamenné vrchu.
