Brno - The transformation of the inner courtyard between the streets of Francouzská, Bratislavská, Stará, and Hvězdová in what is called the Bronx is expected to start in the middle of next year. At that time, the demolition of old and unused buildings is set to begin, announced Jana Vašíčková from the press department of the city hall to ČTK. In the following years, buildings with municipal apartments, a facility with care services, and a community center are to be developed here. Greenery, which is currently completely lacking in this area, will also be planted, stated Ondřej Chybík from the architectural office Chybík+Krištof.
The inner courtyard contains buildings that served as warehouses or small workshops. One building once housed a kindergarten and a low-threshold center. The area is overgrown with weeds and is still not publicly accessible. The only modern initiative in this locality is the park Hvězdička, currently renamed the Eugena Horvátha park.
The mentioned architectural office Chybík+Krištof won an architectural-urbanistic competition for the new design of the Bronx, competing against seven teams. Both the winning architects and those in second and third place will now be included in the negotiation procedure without publication. The city will select the author of the project documentation from them according to the competition conditions. According to Vašíčková, their task will be to refine the competition proposal into the scope of a study and prepare documentation for the zoning process, for the building permit, and for the construction itself. The cost will depend on the selection of the design, estimated at 170 to 220 million crowns.
The winning team of architects came up with the vision of creating what is called an urban garden, which will be a new public space. "We would place five new buildings in the inner courtyard without the need for significant demolitions, which is how this area was formed in the past. There remains the possibility of connection with new internal streets, and the buildings could be used for other purposes in the future,” stated Chybík.
The public space is divided in the proposal into three islands and adapted according to functions. One island is a children's playground, the second a community space, and the third a lawn for leisure activities. A connection with the already existing park is also anticipated.
The buildings are designed with protruding balconies to have a character similar to the existing houses. The proposal includes 48 starter apartments, mostly with a layout of 2+kk, and there would be 40 apartments in the building with care services. On the rooftops of the buildings, for example, there would be communal gardens.
According to the city's plan, everything could be completed in two phases by 2021. The area of Brno's Bronx has undergone significant transformation in the last decade. Many houses have been renovated, new buildings have arisen in place of the demolished ones, and new residents are moving in.
