A development project proudly acknowledging the history of the site

NEUGRAF Nová Grafická stands on the site of the printing house of Václav Neubert, built in 1902 on Grafická street (then Kobrová street) in Smíchov, Prague. Magazines, books, atlases, various packaging, brochures, securities, and valuables were printed here. Gradually, the founder's sons also became involved in the company, and in 1918 the firm was renamed “Grafický závod V. Neubert a synové.” The youngest son, Karel, became a co-owner in 1921, led the deep printing operations, cartography, and managed the publishing house, and also initiated the creation of the magazine Pestrý týden, which started publishing in November 1926. Neubert's factories were among the top in Czechoslovakia and gained a reputation abroad. They published demanding cartographic works and atlases. The company operated until 1948 when it was nationalized and merged with Orbis.

Neubert, Berlin, Smíchov

The architectural industrial style of Nová Grafická refers to the historic character of Smíchov, and especially to the famous printing house of Václav Neubert, combining materials of the industrial era with light details of steel and glass. The model for the shared courtyard and the terraced roof with relaxation zones, benches, and loungers is the cosmopolitan style of living in western European metropolises. “Smíchov is one of the new centers of Prague. In its character, it reminds me most of Berlin, where new developments harmoniously complement the historically grown street structure,” architect David Chmelař describes his inspiration, which he reflected in the public spaces and interiors of the apartments. The overall architectural design and appearance of the building are signed by the award-winning architectural studio BOGLE ARCHITECTS, founded by Ian Bogle in 2012. Their work is known worldwide for progressive and innovative solutions in buildings and public spaces. They applied the same approach in designing the NEUGRAF project.

Generous furnishings and modern electrical installations

Apartments in the Czech Republic are on average 17 m² smaller than in Europe, and smaller apartments continue to be built. Ample space is crucial for the quality of living, which is why the average size of apartments in Nová Grafická is over 60 m² for 2+kk units, over 90 m² for 3+kk units, and the layouts are designed down to the smallest detail so that no square meter goes unused. The execution of the apartments also underlines the intended high level of living. Wooden flooring, generous windows, elegant doors, modern bathrooms with large-format tiles, modern electrical installations. Everything possesses a raw elegance connecting to the industrial past of the building.

The high comfort of living is enhanced by the intelligent electrical installation of the Hager KNX system. Elegant controls manage the operation of the blinds as well as the dimming of the lighting. User-friendly control via button sensors, including clear displays, corresponds with the design of switches and sockets in the apartments. The standard includes anthracite Berker Q.3 switches with a velvet-smooth surface. As part of client changes, however, the investor can also opt for the white variant of this design series by Berker. “Berker Q.3 switches represent a sober, unobtrusive elegance in our portfolio; they are not extravagant pieces that would draw attention within the interior. Their added value lies in their special surface treatment, which provides a surprising and very pleasant tactile experience,” explains Thomas Grund, the CEO of Hager in the Czech Republic, which supplied the key electrical installation elements and design switches for the NEUGRAF project.

The safe storage of all electrical installation elements in the apartments is managed by Hager univers FW modular distribution boards. These steel sheet distribution boards for recessed installation are primarily designed for residential construction, public buildings, and business operations. The cabinets can be easily built into walls or secured using the provided installation kit into drywall partitions. Complete cabinets with rails for device mounting, device covers, and PE and N terminal blocks are provided. Also included is a steel sheet cover frame with doors, which helps cover any inaccuracies when installing the cabinet into the wall for an unobstructed visual outcome.

For elegant storage of data and low-current devices, Hager volta multimedia distribution boards have been used in the apartments. Thanks to the organized storage of all necessary devices in the distribution board, unsightly cable bundles and clutter of devices in the living room are eliminated. For effective ventilation, the multimedia distribution board is equipped with perforated doors and provides a tidy and clean storage for all smart home devices, free of confusion and clutter in the cabling.

Inner peace in a bustling city

NEUGRAF Nová Grafická, with its approach to architecture, emphasis on generosity and quality of apartment execution, and respect for the genius loci of the place, undoubtedly belongs among ambitious projects. It offers its residents a cosmopolitan atmosphere while also providing a warm, secure embrace from which they can watch the sunset over Prague each day from the green-filled terraced roof and where it is possible to find inner peace in the bustling city.
