Ostrava is looking for a developer for the area "Rezidence Stodolní"

Ostrava wants to bring new energy and dynamism to a lucrative district in the core area of the city adjacent to the historically valuable building of the former municipal slaughterhouse and the popular street of the same name. It has currently announced its intention to sell and invites interested parties to submit bids. The deadline is set for November 30 of this year.

Unique location with a gallery in a beautiful historical building

The property complex "Residence Stodolní" is located in the center of Ostrava between the streets Porážková, Stodolní, and Masná, and was built between 1927 and 1928. The total area of the site amounts to 3,747 m2. The city is gradually reconstructing and completing the entire area with the goal of creating a new functional district, offering, in addition to the environment itself, a dominant gallery, and a multifunctional environment for administration, services, and housing.

The set of offered buildings and land thus immediately connects to the area of historical municipal slaughterhouses, which the city is reconstructing for the purposes of a contemporary art gallery. It is surrounded by Masná Street, which the city is preparing to complete towards Janáčkova Street in 2022 and will gradually be supplemented with a line of apartment buildings. The construction of the first seven-story apartment building was completed by the city in June of this year at the intersection of Janáčkova and Masná Streets. Last but not least, the offered block also directly borders Stodolní Street, one of the key pedestrian zones with a vibrant social scene. Excellent transport accessibility is ensured by direct links to the city's main transport infrastructure.

What Ostrava expects

In the past, the city acquired some properties in the area with the intention of consolidating ownership into one cohesive area, thus gaining the opportunity to determine its future shape and development in relation to other projects implemented here.

The city's intention now is to sell the properties as a whole for the purpose of their complete reconstruction and possible completion with functions that will suitably develop the current area and at the same time will reflect the intentions prepared in the location. All in accordance with the regulatory conditions developed by the city's office MAPPA. Aside from the regulatory conditions themselves, the overall meaningfulness of the intention and its synergy with the surrounding area, which is undergoing significant transformation, will be key.

 

Submit your offers

Each interested party is required to state in its offer a description of the intended use of the land, including the specification of the construction purpose, a description of the intention from the perspective of its contribution to the development of the given locality, its suitability from the urban, architectural, transport, or functional solution perspective, as well as the completion date of the construction. Finally, a price offer must not be missing.

"The minimum offer price for the properties has been set at the level of the current expert opinion at 23,638,760 koruna, but the city expects to receive higher offers due to the location's attractiveness."

Interested parties must also take into account that in the area between the northwestern boundary of the sold land and the historical slaughterhouse building, there is designated space for the exit of a future pedestrian and bicycle footbridge connecting the area near the City Hospital Ostrava across Místecká Street and the Frýdlant railway line with the areas of Porážková, Masná, Janáčkova, Pobialova, and Stodolní streets.

Interested parties have the option to incorporate the connection of this footbridge into their construction project if they conclude that it is suitable for their solution, and in case of its construction, to connect to it. In such a case, the footbridge will lead to Masná or Stodolní Street, allowing uninterrupted passage and transit for the public.
