Ostrava is looking for an investment partner for the new residential building Nové Lauby

Ostrava has bold plans. In 2023, a brand new residential building, Nové Lauby, is expected to rise in its historic center, for which the city is currently seeking an investment partner. The modern architectural design of the five buildings has been created by the firm ZNAMENÍ ČTYŘ — ARCHITEKTI S.R.O. Construction is expected to begin in the spring of next year.

Modern concept in the historical core of the city

The architecturally interesting new residential block will consist of 5 buildings with 85 apartments ranging from 1+kk to 4+kk, a ground floor with retail spaces, and two and a half stories of underground parking with 174 spaces. The project follows current trends in urban architecture, which aims to be sensitive to the environment and surroundings: the building will feature its own atrium and will have flat green roofs. It is also important to highlight the location of the future residential building – due to its position in the very center of the city, future clients will have close access to public transportation, including popular bike-sharing stations. Nearby, there are also significant cultural centers, numerous restaurants, and in a few years, new buildings of the University of Ostrava will also be built close to the new structure.

The city guarantees buyback

Ostrava has announced a public tender and is currently looking for interested investors to realize the project. However, the actual investment will ultimately be divided between the future investor and the city. Representatives of Ostrava guarantee the buyback of a predefined portion of the property – 2 blocks of apartments and a parking lot for tenants and the public. Thus, the private investor will own 3 blocks with apartments, non-residential units, and a corresponding number of parking spaces.

Essential information for potential investors

Interested parties must express preliminary interest in participating in the public tender by August 20, 2020. Although this is a necessary step, interested parties may contact the city informally – expressing interest does not bind them to participate in further phases of the public tender. They do not need to provide any documentation or prove anything; a simple expression of interest and identification details will suffice.

Project readiness

The city offers the project so-called "in ribbons." The Lauby project is nearly ready to begin construction. The city has independently handled often the most complex and lengthy phase of construction – design and obtaining a building permit. However, the investor will have the opportunity to customize the internal spaces of "their part" to meet the needs of future clients. The project has also undergone the implementation of archaeological research, the results of which so far are extraordinary. Especially uniquely preserved wooden structures from the medieval development provide a wealth of new information about the appearance of the medieval city.

Ostrava does not rest on investment projects

The Nové Lauby residence is not the only project that Ostrava is planning. The city is successfully realizing the construction of other strategic projects – transforming the site of the former city slaughterhouse into a modern gallery of contemporary art, with another new residential building rising nearby. Ostrava is also intensively preparing a project for a new concert hall, which has currently been included in the top ten most interesting architectural designs in the world by the foreign magazine Architizer.
