A large residential project called Rakyta is being developed on the western edge of Bratislava in the district of Devínská Nová Ves, which significantly exceeds ordinary housing complexes in both its scale and urban conception. It is not just about the construction of individual houses, but about a gradually built urban quarter designed with an emphasis on the quality of public space, relationship to the landscape, and long-term livability of the area.
The project is being prepared by the developer Lucron Group, a. s., in collaboration with the investment group Across. The construction is divided into several phases, and in the coming years, a new urban structure combining housing, services, public spaces, and extensive areas of greenery will be created here. The urban concept was developed based on an international competition. The master plan was prepared by the Spanish studio Arenas Basabe Palacios in collaboration with the Slovak studio Morocz Tacovsky and the Austrian landscape architects Yewo. The design works with the principle of smaller "micro-neighborhoods" that have their own identity and create a more natural scale of development. Instead of extensive blocks or closed residential complexes, a varied environment is created with squares, inner blocks, green areas, and interconnected public spaces. The first phase of the project includes six apartment buildings with more than three hundred apartments. The architectural solution was prepared by the studio Sadovsky & Architects.

The character of the buildings corresponds to the contemporary trend of urban living. The objects work with a smaller scale. Natural lighting of the interiors is significant; terraces and front gardens are available, and there is an apparent connection between the interior and exterior at first glance. Adequate daylight and contact with the surroundings are among the key principles of the design. The architecture therefore utilizes large-format window areas and extensive glazed parts of the facades, which visually open the interiors and simultaneously support the quality of living. The window systems REHAU SYNEGO were selected for the project, chosen among other things for their high demands on residential construction. The building uses special noise-reducing glass, contributing to the acoustic comfort of users. An important role is also played by the increased daylight opening size. For some windows, the solution was modified by lowering the sills, allowing for larger glazing areas and increasing the influx of daylight into the interior. The SYNEGO system represents an excellent price-performance ratio with its parameters and thermal insulation properties. The architectural expression of the building is also enhanced by the color solution. The project used a more pronounced exterior finish in the shade pastel green F436-5020, which helps each object create its own identity and differentiate it from the traditional concept of residential buildings. The window supplier was KALYPSO SK, s.r.o.

An important part of the Rakyty concept is also the environmental approach. The project incorporates green roofs, photovoltaic technologies, extensive tree planting, and rainwater management. The goal is not only to create a collection of residential buildings but a fully functional urban district responding to contemporary sustainability and quality of life demands.

Rakyta thus represents an example of contemporary residential construction, where the architecture of individual houses is just one part of the overall concept. Equally important roles are played by urbanism, public space, and the technical quality of details – including window systems, which significantly influence the comfort of future residents.
