Trojanovice - The planned reconstruction of the Banka hotel in the Protected Landscape Area of Beskydy in Trojanovice, in the Nový Jičín region, is facing resistance from some local residents. A petition against the project, which aims to significantly increase the hotel's capacity, has been signed by over 1,200 people. They are concerned about its impact on nature and infrastructure. The local government, which has about 2,700 residents, is also opposed. According to Mayor Jiří Novotný (Naše Beskydy - SNK), the planned construction is also in violation of the zoning plan. "The planned reconstruction of the former Banka hotel in Trojanovice into a large residential and hotel complex with nearly 100 apartments or suites and 56 hotel rooms has encountered strong opposition from the residents of Trojanovice. The project is located in the heart of the Protected Landscape Area of Beskydy, where, according to locals and experts, such massive construction has no place. Over 1,200 people have already signed the petition," said the chairman of the Klidné Beskydy association, Ondřej Pícha, who initiated the petition.
Mayor Novotný agrees with the opinion of the dissatisfied residents of Trojanovice. "I perceive the intention as too large. We would prefer a reconstruction in the same or very similar dimensions," he said. He and Pícha point out that the investor wants to significantly increase the capacity of the hotel, which has been closed for about 15 years and currently has 23 rooms and a floor area of 3,500 square meters. After the reconstruction, it should increase to 20,000 square meters.
"I believe that with such an increase in capacity, it can no longer be considered a reconstruction, but a new building. Then this intention would also be in conflict with the zoning plan. The plan allows for accommodation facilities with a maximum of 50 beds in this locality," said the mayor.
The company does not want to comment on the case. "The matter has been taken over by our legal department. We will announce an official statement next week," said Ivana Gellrichová from the company to ČTK.
According to Pícha, the developer plans to increase the built-up area from the existing 1,350 square meters by another 4,525 square meters. "The result is expected to be a capacity of over 300 beds and a fundamental change in the character of the area," said Pícha. According to him, residents are raising concerns about the overload of local roads, increased traffic burdens, a shortage of water resources in a drought-affected area, and the risk of disrupting valuable ecosystems and landscape character. He believes that the project does not respect the character of the Protected Landscape Area or the needs of the local community. "This project is not revitalization but disproportionate urbanization of a sensitive area," Pícha concludes.
The subsequent development of the project will be crucially dependent on the opinion of the Administration of the Protected Landscape Area of Beskydy, which will assess its compliance with nature and landscape protection. Lenka Vykoukalová, who is responsible for land use planning, landscape character, and construction in the Protected Landscape Area, confirmed this to ČTK. "We will have to express ourselves on this matter. However, we have not yet received any official requests," she said.
