Prague - Developer Sekyra Group has purchased key plots from Czech Railways (ČD) in the area of the former freight station in Žižkov, Prague. For just under ten hectares, they will pay 2.23 billion crowns. The developer plans to build a district with 3000 apartments on the site. The company announced the closed deal in a press release today. The creation of the new district will be facilitated by a change in the zoning plan, which was approved today by Prague city councilors.
In the area of the freight station, which was closed in 2002, a predominantly residential district called Žižkov City will arise. According to the schedule, construction is set to begin at the turn of 2027 and 2028. In addition to apartments, there will also be shops, social amenities, sports facilities, a park, and an extensive public space in the historic building of the Žižkov freight station. The entire project is expected to be completed in 20 years.
"A modern center of Žižkov will rise on the former station lands. There will be 3000 apartments, and the total investment will reach 25 billion crowns," said the chairman of the board of Sekyra Group, Luděk Sekyra, today.
"I am pleased that after several years of negotiations we have managed to reach an agreement that is significantly more advantageous for Czech Railways than the original proposals," said the CEO of ČD, Michal Krapinec, regarding the closed deal. The carrier signed a contract last year with the Prague City Hall, selling the functionalist building of the former station, constructed between 1934 and 1937, for 1.43 billion crowns.
A condition for today's approval of the change in the zoning plan was the conclusion of a planning agreement between Sekyra Group, Prague City Hall, and the city district of Prague 3. Among other things, the developer committed to contribute 624 million crowns to investments in public amenities. He also promised to limit car traffic in the new district and to renovate the street U Nákladového nádraží.
