Prague - The development company Central Group plans to start constructing its Park Quarter project north of the Žižkov Freight Station in Prague in 2019. The urban concept was created by architect Jakub Cigler, and the final design will involve six other studios. This was announced today at a press conference by Central Group owner Dušan Kunovský. In the project, worth approximately nine billion crowns, they aim to build between 2,100 and 2,600 apartments, a park, and a kindergarten.


Central Group wants to involve the public in decision-making about what shops, services, and restaurants will be established in the area, as well as how the new park, covering 14,000 square meters, will look. According to Kunovský, the final design should be known in September.

The total area of the land is 128,000 square meters, which is roughly equivalent to the area of three Wenceslas Squares. Central Group purchased it last summer from the British company Discovery Group. The latter had an issued zoning decision for a commercial-office complex covering approximately half of the land. Central Group plans to request a change to the zoning decision. The adjacent plot with the listed building of the freight station is owned by Sekyra Group.

According to architect Cigler, the public space concept of the project includes greenery, water lagoons, and bridges along the main pedestrian axis, tree alignments in the streets, and greenery in inner blocks. A kindergarten is planned to be built on the edge of the park, serving the entire surrounding area. Central Group wants to transfer it to the ownership of the municipality.

Last year, Central Group completed the Residence Garden Towers project with 700 apartments in the vicinity of the Žižkov freight station. This year, they purchased the headquarters of the Cetin company along with surrounding land measuring 40,000 square meters.

The largest developers in Prague are Central Group, Finep, and Skanska Reality. This year, Finep continues the construction of the British Quarter in Stodůlky, Prosek Park, Malý háj in Štěrboholy, Nad přehradou in Hostivař, and Harfa Park in Vysočany. They plan to open new projects in Barrandov and Hodkovičky. Skanska Reality, like last year, is selling apartments in the Botanica district in Jinonice and Port Karolína in Karlín. Additionally, they purchased a plot near Kolbenova metro station in Prague's Vysočany from Codeco UK for 841 million crowns. According to media reports, they intend to build a thousand apartments there.
