Plzeň - The developer Ameside a.s. from the Prague group Amadeus Real has obtained a zoning decision for a new urban district project in the center of Plzeň. They plan to construct it by 2027 for approximately eight billion crowns on the site of the cultural house that was demolished ten years ago. The company is already working on the project for the issuance of a building permit, which will take several months. They aim to submit the application next year and start construction in 2024. "The Magistrate of the city of Plzeň, the building and planning department, issued a decision on the location of the construction 'AMESIDE Multifunctional Center' at the beginning of September. All affected authorities have issued positive opinions on the AMESIDE project, and we have also incorporated all comments from the previous public hearing on the EIA (Environmental Impact Assessment)," Klán stated.

The project includes residential buildings with over 120 apartments, more than 21,000 square meters of office space, and about 100 shops. A quarter of the area is designated for civic amenities, i.e., for sports, leisure, and entertainment. Parking, with approximately 1500 spaces, will be underground. The designs for the area opposite the main train station in Plzeň are the work of architects from the London studio Chapman Taylor and the Czech firm AGE project.

According to Mayor Pavel Šindelář (ODS), this will be the first extensive, conceptually new, and modern district in Plzeň since 1990. The character of the lower part of Americká Street and its surroundings will change, connecting the area from the main station down to the riverbank.

According to Klán, the investment, including land purchases, will amount to eight billion crowns, which is double the amount compared to its beginnings around ten years ago. Klán stated that Ameside will not build the complex in phases, but all at once, and will also open it the same way. They would like to start earthworks and similar tasks in the first quarter of 2024. "Ameside intends to invest a huge amount into the project. These are not typical investments in Plzeň," Šindelář noted. He mentioned that the largest investment in the city in recent years was the completion of a can manufacturing plant by the American company Ball for 4.5 billion crowns. By 2026, Japanese Panasonic will spend one billion less, significantly enhancing the production of air-water heat pumps in Plzeň, which are currently in high demand in Europe.
