The region issued consent for a new multifunctional district in Plzeň


Plzeň – The Department of the Environment of the Plzeň Region today approved the project of AMESIDE for a new multifunctional district in the center of Plzeň. AMESIDE a.s. from the Prague group Amádeus Real intends to build it for several billion crowns between 2022 and 2026 on the territory of the demolished culture house. The region today issued a favorable statement to the project as part of the environmental impact assessment (EIA), said media representative of the developer Karel Samec to ČTK.


The project includes residential buildings with more than 120 apartments, over 21,000 m² of administrative space, a hotel with 110 rooms, and about 100 shops. A quarter of the area is designated for civic amenities, that is, for sports, leisure, and entertainment. Parking will be underground.

"The proposal presented repeatedly to the public concerns construction between Americká Street, Sirková Street, and Denisovo Embankment," Samec stated. The developer has been preparing the project for several years. According to Samec, the region has now confirmed that the investor has addressed the comments from the participants in the proceedings, which were mainly raised by hygienists and activists during the EIA.

"The regional office also set several conditions, which we as investors will have to meet in further stages of the project documentation. Since the EIA opinion was issued freshly today, we are just analyzing it, but we expect that we will be able to fulfill all of them completely," said AMESIDE representative Tomáš Jícha. The favorable EIA is the first part of a three-phase permitting process. Urban and building proceedings will follow. "AMESIDE intends to submit the documents for them to the building authority in Plzeň and other relevant authorities in the first half of 2021," Samec stated.

According to him, the newly developed project has been prepared from the beginning in accordance with the urban plan and spatial study of the city. "We received a valid urban plan and an approved spatial study, as well as assurance that both documents are in accordance with the results of the referendum (from 2013, which rejected the original project). We are operating entirely within these parameters," Jícha stated. AMESIDE presented the first proposals to the public a year ago on how the neglected area across from the railway station should look in the future. They are the work of architects from the London studio Chapman Taylor and the Czech AGE project.
