Prague - The KKCG group of entrepreneur Karel Komárek will build 50 low-energy family houses in the Šárecké Valley in Prague where the former brickworks was located. The construction of engineering networks is expected to start this year, company representatives from KKCG Real Estate said to reporters today. The investment will amount to 600 million crowns. The investor plans to start construction of the first phase in close proximity to Tichá Šárka and Jenerálka, about 1.5 kilometers from the future Bořislavka metro station, next year in the spring, although it does not yet have a building permit. "We expect to receive it in February or March," said Otto Koval, the sales director of KKCG Real Estate. However, a condition for starting the construction of the homes is that at least some of them must be sold in advance. "We will start construction once we have a certain level of pre-sales. Banks require 30 percent of equity, so we will start construction as soon as we have sold 30 percent of the volume of the first phase," stated Patrik Skála, the technical director of KKCG Real Estate. The developer is currently negotiating financing with two banks, but did not disclose specific names. The houses will range in size from 165 to 285 square meters, featuring a double garage and a front garden. All except for two will meet passive energy standards, while two end units will be low-energy with a B rating. The project is designed by the architectural office Šafer Hájek architects, with interiors created by the studio Olgoj Chorchoj. The smallest house will cost 12.5 million crowns, while the price of the largest ones will rise up to 26 million crowns. "We are targeting families with children from the higher middle class," noted Petr Pujman, chairman of the board of KKCG Real Estate. There will be a communal park between the houses, and access to the area will be through a reception with security. The main feature of the residential complex will be the reconstructed chimney of the former brickworks, which will be connected to a community room. The developer aims to complete all the houses by the third quarter of 2017. KKCG Real Estate is responsible for commercial and residential development and facility management within the entire KKCG group. Not far from the top'rezidence, as the residential project is called, it plans to build the Bořislavka administrative and commercial center for two billion crowns. Upon completion in the second quarter of 2017, it will offer 24,000 square meters of Class A office space and 10,000 square meters of retail, including restaurants and cafes.
