Brno - The planned recreational complex in Brno's Vinohrady will not be built, as the city is negotiating with the developer for the purchase of the relevant land. City councilor Jitka Ivičičová (KDU-ČSL) stated this at an online press conference today. In the past, the project was criticized by the opposition in the city district and part of the public, and the city council recommended that the mayor issue a negative stance. There were concerns that the proclaimed recreational housing could serve as long-term accommodation.
The construction of the recreational area, which was to be based on a climbing center, was prepared by the Brno development company Properity. The complex was to be located at the end of Čejkovická Street in the areas where there are currently tennis courts and greenery towards Jedovnická Street. It was also to include 94 apartments for recreational accommodation, ranging from 1+kk to 4+kk in size.
According to critics, the intention of the project among the panel buildings was just a cover for long-term housing, as they believed it only circumvented the zoning plan. Councilors who opposed the construction were also concerned about the expected negative impacts on the environment, traffic situation, and were generally worried about a decreased standard of living.
"The whole matter has now advanced. The city district leadership, after a wave of opposition that arose, has issued a negative stance on the project. The purchase of the land by the city is now at play," Ivičičová stated.
Deputy Mayor Petr Hladík (KDU-ČSL) said that the city leadership has already met with the developer and that the developer has tentatively agreed to the sale. "At the meeting with the representative of the development company, we tentatively agreed on the purchase of the affected land. Now, however, we require a statement from the city district on how much financial contribution it will make towards the purchase of the land, from what financial resources the subsequent project will be realized, and whether it will be sustainable and financially self-sufficient. We also require the city district to come up with a proposal for the use of the area in accordance with the zoning plan," Hladík stated.
If the city succeeds in purchasing the land, according to Ivičičová, there is a chance that the area will be transformed as local residents would wish. That the purpose of the land for recreation and sports will be preserved.
The company’s managing director Jiří Maršálek previously stated regarding the project that the developer is proceeding in accordance with the zoning plan and the opinions of the Department of Urban Planning and Development. "We have adjusted everything according to the demands of the plan and officials and received a positive opinion. Likewise, from the Department of Transport and the police, who are transportation experts. That's what we have a zoning plan for, so that local governance can decide what it wants to have on the given land," Maršálek stated earlier.
