LITOMĚŘICE - The hemp house that Petr Žáček is experimentally building in Podviní near Litoměřice will likely have to be demolished by the owner. The Litoměřice building authority will order the structure to be demolished due to the lack of a building permit. The owner of the unconventional building had the opportunity to provide the necessary documents to the authority by January but failed to do so. "We will have to order the removal of the building; we expect that he will appeal against the decision," said Jan Nejtek, head of the building authority, to ČTK.

The deadline for submitting the necessary documents expired last summer, and the authority then decided to extend the deadline until January. "He did not submit anything," Nejtek stated. According to him, the man would need an experienced builder to help him with the paperwork. "Even that would not help, because the building is in violation of the zoning plan," Nejtek emphasized.
The hemp house, which according to Žáček's earlier statements should save energy for heating, does not meet other standards according to the authority. "It is too close to another property, there is no statement about the fire resistance of the walls or about the environmental safety; the result of a comprehensive analysis would have to be that the building is not in conflict with the public interest," Nejtek stated.
Žáček, who could not be reached by ČTK, can appeal against the decision to the Litoměřice building authority. "If we find no procedural errors, we will forward the case to the regional office," Nejtek stated. "If our decision is confirmed, we will give Mr. Žáček a deadline for the removal of the building," he added. The deadline may be around six months.
In his earlier statements, Žáček refused to destroy his unfinished work. If he does not do so voluntarily, once the decision takes full effect, the authority can demolish the structure.
The builder referred to the house as an experiment. The building material, which is technical hemp, is grown in his own field in Litoměřice. He also produces musical instruments and clothing from hemp. According to his calculations, five cubic meters of wood would suffice to heat the building.
The case was also addressed by the police and the court because cannabis with an increased content of narcotic substances appeared among the crops. Samples taken by the police exceeded the permissible level of the narcotic substance THC. Žáček received a one-year suspended sentence for the production and possession of narcotic substances.
