Rudiš-Rudiš architectural office: Social housing on Vojtova Street (implementation 2020)

Brno – Hundreds of new apartments should be added in cities in the South Moravian Region. In Brno alone, there are hundreds under construction or in project preparation, while in district towns, there are dozens more. The Czech Press Agency found this out in a survey about the housing situation in the region.

Brno, according to Deputy Mayor Jiří Oliva, has approved more than 250 municipal apartments in the last two years, most of which are designated as subsidized rental housing for young families, seniors, single parents, people with disabilities, and the socially disadvantaged. For example, there were nine apartments on Dukelská Street, 20 on Mostecká, and 116 on Vojtova. According to Oliva, hundreds more municipal apartments are under construction or in project preparation, for example on Bedřichovická, Vranovská, Křenová, Bratislavská streets, and elsewhere.

"Another pillar in the fight for greater housing affordability is a pilot municipal project for affordable cooperative housing, where the construction will be carried out by cooperatives at cost price," Oliva stated. He added that the city is applying the so-called Vienna model, where approximately 200,000 cooperative apartments were built in Vienna over 80 years. "The city is preparing six locations for more than 1,600 cooperative apartments, with project work already underway in five locations," Oliva said. By the end of 2021, Brno owned 28,314 apartments, nearly all of which are managed by individual municipal districts.

Approximately twenty-one thousand Vyškov owns 440 municipal apartments, and more should be added there as well. "We are preparing a study for the construction of three apartment buildings on Albrechtova and Dvořákova Streets. The number of apartments will be determined by the study, and it will likely involve 50 to 80 units intended for seniors and young families," said city hall spokesman Michal Kočí. The city is also renovating older apartments; this year, according to the spokesman, about 20 apartments will be renovated, with the cost of renovating one being approximately 350,000 crowns.

Similarly, the numerous Blansko owns 396 apartments, of which 152 have caregiver services. "The city is preparing the construction of a new apartment building with about 62 small-sized apartments, which are intended to serve as apartments with caregiving services, with estimated costs of 150 to 200 million crowns. A prerequisite is obtaining a grant, and preparatory project work should start this fall," said city hall spokeswoman Pavla Komárková. Blansko is also renovating apartments; several million crowns are invested annually in the maintenance of municipal apartment buildings and apartments. In August, the city plans to begin insulating one of the municipal apartment buildings at a cost of approximately 6.5 million crowns. In general, according to the spokeswoman, more than 150 new apartments have been added in Blansko over the last three years, and the construction of more than 400 is being prepared, with the developer in the project preparation phase. The expected start of construction is within three years. By about 2030, according to the spokeswoman, up to 400 apartments should arise in other development projects.

The housing stock of the thirty-four thousand strong Znojmo consists of 1,086 apartments. "Regarding the construction of new apartments, two locations have been identified. A study is currently being prepared to assess the feasibility of the proposal. Once the study shows how many apartments and at what approximate cost could be created here," said the head of the external relations department of the city hall, Soňa Bystřická. She added that private investors are building apartments in the city in several locations – for example, on Na Kolbišti Street, in the former hospital area, in Kosmákova, or MUDr. Jana Janského.
