Prague – The architectural studios Podlipný Sladký architekti and edit! architects will design the next part of the urban development project Rohan City by Sekyra Group. The studios were selected by the jury as part of a competitive workshop. According to the brief, the architects were to present a design for a residential block that will include approximately 350 apartments and will be part of the 3rd phase of the Rohan City project. This is being developed on 21 hectares of former brownfield in Prague 8, and is scheduled to be fully completed by 2035. The total costs are expected to exceed 20 billion crowns.

The competitive workshop was announced by Sekyra Group at the end of September last year. The task for the architects was to create a conceptual urban and architectural design for residential block D.VI of the Rohan City project. A total of six architectural firms participated in the competition: Chapman Taylor, edit! architects, Ivan Kroupa architekti, L.Z. – ATELIER, majo architekti, and Podlipný Sladký architekti.

The competition entries were evaluated by a jury composed of representatives from the Institute of Planning and Development of the City of Prague (IPR), the Prague 8 district, and other experts. The jury was chaired by architect Martin Krupauer, with other members including Ivo Herman, head of the planning and development department of Prague 8, Jitka Romanov, advisor to the deputy mayor of Prague, architect Michal Šourek, and Leoš Anderle, executive director of Sekyra Group. At the beginning of January this year, the jury selected the winners, which were the offices Podlipný Sladký architekti and edit! architects.


"The jury appreciates the solution of the semi-open courtyard and the placement of masses, including the height accent, with respect to the surroundings and the future primary school. At the same time, it positively evaluates the design of the facades of individual residential sections, highlighting the scale division of the southern facade. According to the jury, the design forms a harmonious whole," stated the jury regarding the design by Podlipný Sladký architekti.


In the proposal by edit! architects, the jury appreciated, among other things, the successful quality of the internal environment. "The houses are designed with a high degree of efficiency. The proposed layouts show the architects' experience with this type of development. The jury appreciated the architectural detail of the facades and the proposal as proof that even one architectural team could design diverse architecture that is in harmonious resonance," the jury evaluated the proposal from edit! architects.

The residential block of the Rohan City project, referred to as D.VI, whose final shape will emerge from the collaboration of the winning architectural studios, will combine their ideas and visions presented in the competition, and will be situated between the future streets of Husserlova, Derridova, and Carnapova. It will be bounded on the north by a bike path and the planned Maniny park. The gross floor area of the block is 25,000 square meters. The block, which will be further divided into individual buildings, will feature above-standard apartments with layouts ranging from 1 + KK to spacious 4 + KK. Each apartment will include a balcony, loggia, or front garden. There will be a courtyard with greenery for residents and the public. "An important criterion of the competition was that the design should be in accordance with the existing development in the locality as defined by the urban study with regulatory elements from architect Pavel Hnilička," adds Leoš Anderle. Approximately 800 people will live in the residential block with around 350 apartments.

Construction of the first phase of the Rohan City project began in 2021. Four apartment buildings with 220 apartments have already been completed. Two buildings named Diamanty Karlín were designed by the world-renowned architect Eva Jiřičná and architect Petr Vágner with the studio AI • DESIGN. The authors of the other two buildings, named Riviéra Karlín, are architects from EBM Expert. The residential section is complemented by two architecturally striking office buildings by Eva Jiřičná (A1) and Jakub Cigler (A2), which also serve as a noise barrier to the busy Rohanské nábřeží.
