Prague - The investor plans to build three five-story residential buildings at the UN Square in Prague's Vysočany and a six- to seven-story office building with shops on the lower two floors along Freyova Street. This information was discussed at today's public meeting about the project. People are primarily concerned about potential parking issues and the reduction of the neighboring park area.


Parking for all structures is to be provided through underground garages, which will be accessed from Freyova Street. Locals fear that people will still park on the streets and take up their spaces. "For all projects, we are aiming to sell the apartment with a parking space together. But I cannot promise you that," said Josef Ramboch from the company CPI.

People are also bothered by the fact that the buildings will take up space from the current park. According to Prague 9 Councilor for Urban Development Marek Doležal (TOP 09), the plot has been designated as a construction site in the zoning plan since 1999. "This is the fifth project proposal I have seen during my time in office," he added. According to him, people can raise comments in the environmental impact assessment EIA, as well as in the zoning and building proceedings.

The administrative and residential complex is to be built by the company STRM Beta, of which Orco Property Group is a shareholder. Last year, it was bought by the CPI Property Group of billionaire Radovan Vítek. CPI is among the largest real estate investors in the Czech Republic.

The City Institute of Planning and Development (IPR) began planning adjustments to the square last year, which are part of the reconstruction of the Sokolovská - Kolbenova tram line. The plan includes moving the tram stop and adding urban furniture. For the first time, the public expressed its opinions on the proposals last spring. There are also plans to restore the canceled tram loop. A footbridge across the railway is also being planned.

The municipal district requested modifications to the entrance of the Vysočanská metro station and the creation of a turning lane from Sokolovská to Freyova Street in its comments. According to them, parking spaces should also be preserved.

UN Square is primarily a busy traffic intersection, adjacent on one side to a shopping center with the Vysočanská metro station next to the town hall building, and on the other side, a park, a part of which is designated for construction.
