Prague - Of the large planned development projects that are set to start construction in the capital city in the near future, the new district on Rohanský Island looks promising. According to the director of development at Sekyra Group, Leoš Anderle, this could begin around the middle of next year. Ekospol plans to start the Ekocity Hostivař project next year, and Central Group is negotiating the initiation of construction on Kavčí Hory. In contrast, the plots in Prague's Bubny, owned by Orco, will likely remain unused for a long time.
"With Rohanský Island, it looks like we have submitted applications for a zoning decision. We hope it will be issued in the foreseeable future, followed by a building permit. So, we would like to start construction around the middle of next year," said Leoš Anderle to ČTK. In the first phase of the project, two administrative buildings and six houses with 280 apartments and hundreds of parking spaces will be constructed. This represents approximately one fifth of the planned project. The total number of apartments is expected to be between 1200 and 1300.
According to Anderle, building work in the former freight station in Smíchov could also begin around the middle of 2018, where the first phase will include 220 apartments and two administrative buildings. "Another project at the Žižkov freight station could ideally start in three to four years," Anderle added.
Ekospol wants to start the Ekocity Hostivař project next year. "This is an area close to the Hostivař film studios, where we plan to build 802 apartments. We should obtain the zoning decision in the near future," said the CEO of Ekospol, Evžen Korec.
Central Group plans an extensive project at Kavčí Hory. In the first phase, 379 apartments, along with a number of shops, restaurants, and other facilities, are to be built. "We already have a building permit for the project. However, after a radical redesign of the original project by architect Pleskot, we are now preparing an application for a change of the zoning decision," said company spokesperson Marcela Fialková. According to her, construction could start within three years. This year, construction is to begin on Jeremiášova Street in Prague 5 near the Makro shopping center, where approximately 400 apartments are to be built.
In contrast, the Bubny-Zátory area, covering approximately 27 hectares, located between the Vltavská and Nádraží Holešovice metro stations, is likely to remain unused for a long time. The owner of the plots is Orco Property Group. "In 2006, we purchased the land with a clear declaration that we want to transform it into a fully-fledged urban district with shops, housing, offices, and public space. We consider the time during which the Prague magistrate has not acted to be too long already. We want to negotiate a change in the zoning plan so that we can start transforming the area into a fully-fledged urban part as soon as possible," added CEO of Orco Property Group Jiří Dedera.
