Pardubice are preparing an analysis of the future construction in the Masaryk Barracks

Pardubice - The former Masaryk Barracks in Pardubice will one day become a modern district. The city wants to transform the area with the help of a developer to include apartments, a commercial zone with shops, as well as a primary school and other facilities for residents including ample green space. Jan Nadrchal (ANO), the Deputy Mayor, told ČTK.


"We want to select a developer who will help us transform the district so that residential construction can take place, to have shops, a health center, or at least doctors' offices, we want to preserve part of the area for the city's potential social services, and there is already an approved primary school in part of the area," Nadrchal said.

The city has commissioned an analysis on how the ten-hectare area should develop. One of the topics is residential construction, and according to the council clubs, affordable housing should also be included. The analysis will propose the most suitable model.

"There are several options; Brno and Jihlava are building cooperative apartments. We will be looking for models of cooperation. The city can also offer the developer land for the construction of apartments on the condition that a portion of the apartments will be in the affordable housing regime," said Deputy Mayor Jakub Rychtecký (ČSSD).

The T. G. Masaryk Barracks have belonged to the city since 2014. In the past, the city hall considered how the area could be utilized. One third of the complex will be occupied by a primary school for at least 540 students, which will be located near an adjacent park. The city will start preparing the project documentation for it. In the area near S. K. Neumann street, a new employment office is set to be built, which also takes up about a third of the former barracks space.

"A preliminary passage through the area from the park towards S. K. Neumann, with a tree-lined avenue, has been proposed. We certainly aim for it to be a quality urban-architectural solution. Height limits will be reflected in the assignment to ensure it remains a monogenic area," Rychtecký said.

According to Nadrchal, construction in the area could begin by the end of 2024. "In the first phase, we will receive the analysis and the proposal for preparing a public competition. Based on this, we will select a partner who will be responsible for the architectural study. This will be crucial for all partners who enter the area with their project, and they will adhere to the conditions set by the city," Nadrchal said.
