Cheb - A new development area, primarily suitable for residential construction, is being offered in Cheb under Špitálský Hill. However, its utilization is currently hindered by missing access roads and connections to utilities. This could change with the unlocking of a decade-long condition of non-commercial use of the former barracks at Zlatý vrch, which neighbors the land. The city is negotiating the possible unlocking, said Cheb's deputy mayor Miroslav Plevný to ČTK.

"If we manage to lift the condition that the city received during the transfer of the barracks, it will create the opportunity to gain access to extensive land, which would be ideal for both residential construction and the building of family houses," Plevný stated.
The former barracks at Zlatý vrch were acquired by the city for free. However, all plans for its utilization face high costs, which are hardly recoupable with non-commercial use.
The first step must be to bring communication through the site of the former barracks. However, the city lacks the funds for this costly investment. Therefore, it would welcome the possibility of commercial use of the barracks, while the investor would also provide a road to the edge of the land under Špitálský Hill.
According to Mayor Jan Svoboda, if there is a chance to utilize the land, the city would probably offer the land to a development company under precise conditions, which would invest in it. The city would then not have to invest its own resources into the project.
The contemplated land is quite extensive. In terms of area, it is significantly larger than, for example, the Skalka housing estate, which is home to about 5,000 residents.
