Prague - The Prague Institute of Planning and Development (IPR) will prepare an urban study that will determine the extent of apartment construction and further development of Nový Sedlec, located in the northern part of the city between Suchdol and Lysolaje. The councilors decided on this today. The study will serve, among other things, as a basis for a new amendment to the zoning plan, which will unify several already submitted proposals and speed up the entire process. In the past, local residents protested against apartment construction in the area.
Nový Sedlec is located in the territory of a former municipality and the current cadastral area of the capital city Sedlec, which lies between the city districts of Suchdol, Lysolaje, and Prague 6. "The matter will be discussed with all mayors," said the mayor's deputy Petr Hlaváček (for TOP 09) today. He added that the coordination mainly concerns private land, and the city does not plan to build apartments in the area. In the future, a tram line from Podbaba to Suchdol should also run through the area, and the study is expected to determine its exact route.
According to the approved document, the study will have two parts – one will address the broader area of the whole Sedlec, while the other will deal more specifically with the area of Nový Sedlec to the south of Kamýcká Street and will serve as a basis for a new amendment to the zoning plan, replacing three existing ones.
The director of IPR Ondřej Boháč told ČTK that a proposal for the amendment should go to the council in June, and subsequently, IPR will use part of the study it should already have prepared by then for its development. The council will then have to approve the amendment to the zoning plan once again. According to Hlaváček, the preparation of the entire study will take about a year.
According to the approved document, a maximum of 3,500 residents could live in the new residential district south of Kamýcká Street, while the northern side of it could accommodate 1,900 people. "The overall construction of the Nový Sedlec and Sedlec area is thus proposed for approximately 5,400 residents," the document states.
The construction of a new district on the site of the freezing facility and its surroundings has been planned for a long time; in the past, residents of nearby family houses protested against it. One zoning plan amendment was annulled by the court in the past.
