Prague - Prague councilors approved a change to the zoning plan that will allow for the redevelopment of the former Nusle brewery. A new residential neighborhood is expected to be built on the neglected premises. The construction, which could cost up to 1.5 billion crowns, is being planned by KF Development, a part of the Czech financial group Prosperita. The investor now wants to apply for a zoning permit.

The area, located at the boundary of Prague 2 and 4 between Bělehradská Street, Křesomyslova Street, and the railway track, is expected to include not only residential buildings but also shops, restaurants, and spaces for services and medical offices. The historically protected building of the former malt house must be preserved. A restaurant with a microbrewery could be established there, which the investor says could include the original machines and equipment from the malt house. The upper floors are likely to feature loft apartments. The design for KF Development is being developed by the Cigler Marani Architects studio.
"We have completed an urban and architectural study that includes all the necessary surveys. Now we are waiting for the change in the zoning plan," said Jiří Felix, director of KF Development, to ČTK earlier. "We want to approach the area reasonably, and to the maximum extent, we want to preserve the original greenery. We will build a bike path along the perimeter of the site and plan to open the area to the public," he added.
Currently, the site, which covers about 40,000 square meters, includes warehouses, garages, rehearsal rooms for music groups, and part of the cellars is used as a paintball playground. Some buildings are unused. Companies from the portfolio of the Prosperita financial group own most of the premises. A smaller portion of the land is owned by Prague 4 and other private owners.
