Uherské Hradiště – The adopted change to the zoning plan of Uherské Hradiště will allow residential construction in the former industrial area of OTMA and in the ČSAD area. New family houses are expected to be built where the unused ski slope Rochus is located in the local part of Jarošov. The city council approved the zoning plan change today. 22 out of 26 present council members voted in favor.


The change will allow the construction of apartment buildings and civic amenities in the existing industrial areas of OTMA on Sokolovská Street and ČSAD on Tř. Maršála Malinovského. The former sports complex in Jarošov will enable individual housing, that is, housing in family homes. "In these locations, approximately 800 apartments should be created in total," said Aleš Holý, head of the urban architect's department, to ČTK today.

According to the city leadership, the changes to the zoning plan should increase the supply in the housing market and potentially create conditions for increasing the population of Uherské Hradiště. "Although each of these locations has its specifics, we believe that it is possible to reconcile the housing needs of residents, green spaces, and parking in the context of the existing development, as these are exclusively redevelopment areas," stated Mayor Stanislav Blaha (ODS).

Part of the zoning plan change also includes minor interventions in the functional use of areas or in height regulation. "When I took into account all the pros and cons, I tend to think that the change is slightly positive for the development of Uherské Hradiště," said opposition councilor Mojmír Náplava (Svobodní, za Hradišťáky).

Along with some other councilors elected by Hradišťáci and the opposition Pirates, he criticized the change in the use of public space between the monastery and the former synagogue, which houses the Bedřich Beneš Buchlovan library. The land on Velehradská Street is owned by the Franciscans, who did not initiate the change in its use. Nonetheless, it will change from an area designated for building to an area classified as public green space. According to Holý, the city respected the opinion of heritage conservationists, who questioned the possibility of building on the land. In the past, there was a monastery garden there.

The proposal for changes to the zoning plan, which the council members approved, was submitted at different times by four applicants. Since the end of last year, some residents of the local part of Vésky have also sought to amend the zoning plan in the form of a petition. They want the construction of apartment buildings in the cadastral area of Vésky to be prohibited, allowing only family houses. However, this requested change will be discussed by the council members no earlier than at the April meeting.
