Brno - The vacant lot created by the demolition of a dilapidated apartment building at the corner of Milady Horákové and Koliště streets in the center of Brno will be filled in two years with an administrative building featuring a rooftop garden. The development company Trikaya named the project Landmark and intends to begin construction in the first half of this year. This was stated to ČTK by a representative of the development company.


The parcel at the corner of the busy intersection has been empty since 2011 when workers demolished a long-uninhabited apartment building. An eight-story administrative building with a rooftop garden and two underground levels for garages is set to be built on it. The developer collaborated with the a53 architects studio on the building's design.

"The long-term vacant lot is bound by many regulations and restrictions. It was also necessary to respond to the proximity of the historical city center, the neighboring architecturally significant buildings, and, last but not least, the complicated traffic situation. Thus, the arched street line was predetermined, as was the volume of the building based on previous projects," stated architect Petr Bořecký from a53 architects.

On the ground floor of the building, the developer plans a café, reception area, and private postal service, while seven above-ground floors will be designated for open-space offices. Offices on the fifth and sixth floors will feature their own terraces. The underground levels will have 70 parking spaces and six charging stations for electric vehicles. Access will be from Koliště street, and the exit ramp will lead to Milady Horákové street. Overall, the building will offer 7,500 square meters of leasable space.

Trikaya, the company constructing the building, aims to obtain LEED green certification. This certification assesses eight categories, with the greatest emphasis placed on energy and water consumption. The project already has a building permit issued, and the actual work is expected to start in the first half of this year, with the building scheduled for completion in 2025.
