Havlíčkův Brod - The Havlíčkův Brod Town Hall will offer private investors plots for the construction of four residential buildings in the Rozkoš area. This year, the city will complete engineering networks for the new residential zone. The plan also includes the construction of seven residential buildings. Because several developers have shown interest, the city has decided to sell part of these plots. This was stated to journalists today by Deputy Mayor Čeněk Jůzl (KDU-ČSL).
    The extensive area for residential construction is being prepared by the city between Lidická and Rozkošská streets. On several hectares of land, 32 plots for row houses, 17 plots for terrace houses, and 26 plots for detached family houses have been created; plots for individual construction have already been taken. The study in this area further includes seven residential buildings, which will have a total of 90 smaller apartments. "The study was rather conceived with the idea that these residential buildings would be built by the city. But there is interest (from developers), which is why four out of seven plots have been put up for sale," Jůzl stated.
    However, the plots will not be sold directly; first, it will involve the establishment of a so-called right of construction, as permitted by the new civil code. According to the decision of the city council, the land will be transferred into the investor's ownership at an agreed price only when the apartment building is actually constructed within four years. If the company fails, for example, goes bankrupt or does not build the house within the specified period, the land, including any unfinished building, would remain with the city. According to Jůzl, the city would pay the investor half of the documented costs for it. "If the land were sold, the owner could do whatever they want with it. The city would have no leverage," Jůzl explained the new method of sale.
    Developers will be able to submit offers for the plots. The minimum price per square meter has been set at 1150 CZK.
