Ústí nad Orlicí - Ústí nad Orlicí believes that it will be able to obtain funds from some grant program for the reconstruction of the former administrative building of the Perla textile factory in plant 06 in the local part of Hylváty into apartments. The city has a completed detailed architectural study and plans to announce another competition for the development of complete project documentation in the middle of the year, said mayor Petr Hájek (association Oušťáci) to ČTK. According to estimates, it will cost seven to eight million crowns, but the town hall has not been able to obtain a grant for it.


"We were unsuccessful with our request for a grant from the Ministry of Regional Development. Therefore, we canceled the announced competition on Monday and will repeat it. Since we do not have funds from the grant, we will have to make some adjustments in the city budget," Hájek stated.

The town hall acquired the property more than ten years ago in insolvency proceedings after the bankruptcy of the Perla company. In previous years, the project was delayed by the COVID-19 pandemic, and the sale of the building was hampered by concerns that it might uncontrollably turn into a hostel. There has been a long search for agreement among the city's leadership on how to utilize the property.

According to the study, it would be possible to build around thirty apartments in the building, potentially with an attic extension. Part of the ground floor, where the factory's dining room and kitchen were located, could be used for the technical background of the property. The anticipated costs are estimated at 150 million crowns. According to Hájek, there is also the possibility of obtaining a state-subsidized loan for housing construction. This could then be repaid from the rents of the apartments.
