Šlapanice – After 14 years since the start of preparations, a public discussion on the proposal for a new zoning plan for Šlapanice will take place on Thursday. This was stated in a press release by the city spokesperson, Jakub Mikšovský. The creation of the plan took so long because the relevant authorities disagreed with the appropriation of the highest quality land for an industrial zone. It took the city several years to disentangle itself from all contracts with the developer CTP Invest.


Originally, the zone was to cover 250 hectares, which CTP reduced to 100 hectares seven years ago, but even so, the residents and soil protection authorities disagreed with the construction. For this reason, the parties opposing the zone won the elections in 2014 and 2018. "And only in 2014 was the zoning plan prepared without an industrial zone," said Mikšovský. The approval of the new document will be a step for Šlapanice out of uncertainty about what will happen in the city area.

The new zoning plan is particularly important for the residents of the Brněnská pole housing estate, who will now have the assurance that industrial halls will not grow behind their houses. The western bypass of the city, which was related to the zone, is also being moved from buildable areas to a land reserve, and its routing must be re-evaluated at the regional level.

The zoning plan also responded to the demands for moderate development, ensuring that the population does not exceed 10,000. Over the past 20 years, the population has increased from about 6,200 to the current 7,400, and some plans anticipated further dynamic development. "Compared to the original proposal from 2014, nearly 15 hectares of residential areas that connected the original gardens and fields of Šlapanice with the local part of Bedřichovice have disappeared. Similarly, extensive buildable areas above Švehlova street are being transferred to a land reserve for further examination, due to the crucial question of its traffic connectivity," added Mikšovský.

According to Mayor Michaela Trněná (Clean Šlapanice), the zoning plan proposal respects both the citizens' visions of the future development of the city without an industrial zone and must also consider the unresolved traffic deficiencies in the southeastern part of the Brno agglomeration at this moment. "For years, we have been missing the expansion of the D1 highway, the Slatina bypass, and quality connectivity from Šlapanice to the D1 highway and to Brno," stated Trněná.
