Šlapanice – This year, Šlapanice in the Brno region is trying to finalize the proposal for the zoning plan after several years of preparation, so that the representatives can finally approve it at the June council meeting. According to Mayor Michaela Trněná (Clean Šlapanice), it should have been finished earlier, but the city had to respond to the update of the regional principles of territorial development from the autumn of 2020, she told ČTK.
Since the city is still working on a study tentatively titled Principles of Development for the City of Šlapanice, it is trying to incorporate some matters into the zoning plan, so there won't be a need for an update soon after its approval. "We are currently going through the materials with the processor so that we have the proposal ready by the end of January. Then we will hold repeated public discussions so that we can approve the document in June," Trněná said.
The update of the regional zoning plan resolved the management of the bypass for the Brno district of Slatina, which is partially located in the Šlapanice cadastral area. It is supposed to run from Brno's Ostravská street through Hviezdoslavova to Šlapanická, cross the D1 highway to the Šlapanice side, and end at Řípská. Previously, the processing of the zoning plan was delayed due to dealing with the plans of the development company CTP, which had been striving for several years to build a large industrial zone southwest of the city’s development.
According to the old building law, this year is the last in which municipalities can issue a new zoning plan. Although the new construction law passed by the previous parliament removed this deadline, the current coalition has announced that it will cancel a large part of this law.
The study for the development of the city, which Šlapanice is commissioning, has three phases. The first is a detailed description of the area with its limits and problems, the second focuses on individual locations and states how they should develop. "The third phase involves the creation of a general plan for public spaces, so that we have some principles for how the engineering networks and public spaces should be organized, upon which projects will be based, for example, when reconstructing streets. I am not satisfied with how some of the streets have been done here, and I think many people are also displeased. Some are now just parking lots and lack greenery," Trněná said. The study also addresses the permeability of the landscape around the urban development.
