Pardubice - The territorial study for the area of Nová Cihelna in Pardubice could be approved by the representatives presumably in May. The city must first adjust the traffic model, which was not liked by the regional hygienists. CTK was told today by the deputy mayor René Živný (Together for Pardubice). Investors want to build apartments, a healthcare facility, and a multifunctional arena for 22,300 people in this part of the city.


"The zoning plan stipulates that territorial studies must be created for certain parts of the city so that the locations have their own rules," said Živný. The study for Nová Cihelna was presented to the public, and its comments have been processed, according to the deputy. "Hygiene had a serious comment about the traffic model. Adjustments are being made to it," he added.

If all parties agree, the territorial study will be presented by the deputy to the representatives in May. "According to hygiene, the traffic model did not have sufficient capacity for larger events in the arena; there is a limit on the time for people to leave the area, and it turned out to require more time than hygiene expected. When there are larger events, it will bring a lot of traffic," noted Živný.

The territorial study determines where streets and parks should be, as well as what types of houses should be built. It also sets parameters for the cohesive character of the neighborhood. In the center of the area, according to the study, buildings can have up to six floors, while on the edges, five stories.

In the area of Nová Cihelna, after the construction of apartments, an estimated 5,000 residents could live there. In its southwestern part, a healthcare facility with 230 beds focused on rehabilitation, health stays after operations and injuries, and longevity could be created. It is being prepared by Axes Medical Europe. A major project is the arena that entrepreneur Petr Dědek, majority owner of HC Dynamo, wants to build. However, he first needs to remediate a large landfill of municipal waste that is concealed by soil.
