Brno has selected the winner of the architectural competition for the Na Kaménkách quarter



Brno - The winner of the architectural competition for the construction of the new Brno district Na Kaménkách, which will connect to both old and new Černovice, is the office Kuba & Pilař architekti. The judges appreciated the connection with the current development and the possibility of building in phases, said the chairman of the jury Jan Jelínek at a press conference today. In the future, up to 5,000 people should live in the new district. According to Deputy Mayor Martin Ander (SZ), construction will start at least in four years.


The competition took place after the company IMOS development proposed the construction of up to seven-story buildings placed densely next to each other. Locals protested against this. Ultimately, the investor withdrew the proposal and agreed with the city to resolve future development through an architectural competition and subsequent urban study. This could be completed by next spring, and based on it, the zoning plan will be changed.

"The competition was excellent, and it is not common for a public and private investor to come to an agreement in the Czech Republic. The competition format is effective and efficient. Thus, the district will include not only housing but also public space and other civic amenities. Moreover, 5,000 people is already a good number for commercial services to function, and it would also be worthwhile to establish public services," Jelínek stated. According to him, the new district will elevate all of Černovice. From the west, it will connect to the new development from the socialist era, and from the south, it will connect to the old development that still retains a rural character.

The problem with the original investor's proposal was that traffic would only connect via Charbulova Street. The current proposal includes connections primarily from Olomoucká Street and also from the south to Černovická Street, with public transport buses expected to pass through the entire development. Residents will find housing in villa apartments, which are buildings for fewer families, and family homes are also to be located in the south. Along Černovická Street, there is consideration for buildings for administration or a combination of residential purposes.

According to Deputy Mayor of Černovice Šárka Korkešová, the new district will allow the construction of, for example, a community center, sports facilities, and an extension of Kneslova Elementary School is also anticipated.

To what extent the developer will participate in public buildings is still unclear. "These debates are yet to come," Ander added.

Kaménky is currently the last part of Brno that awaits extensive greenfield development. An even larger and still developing part is Kamechy. Their drawback is that they tend to be more of a dormitory without the necessary services, which develop subsequently and with delays. It is similar with the construction in Sadová.
