Brno - Brno plans to build about 800 apartments in the Na Kaménkách area of the Černovice district for 2.4 billion crowns. Some apartments would be designated for cooperative housing, while others would be for seniors, young families, the disabled, or for social purposes. This was stated today by Deputy Mayor Oliver Pospíšil (CSSD) to reporters. The construction is expected to take place from 2022 to 2028. According to Pospíšil, there could be up to 1900 apartments in the area in the future, with the remaining 1100 potentially being built by the company IMOS, which owns land there.
Today, the council included the construction of the apartments in the city's binding capital expenditure plan. The Na Kaménkách area is located in the undeveloped territory of the Brno-Černovice district and was already designated by the city at the beginning of the millennium as one of five key development areas for residential construction. "It is necessary for new apartments to be created and for the availability of housing to be increased. The demand for apartments significantly exceeds the supply," said Pospíšil.
Of the 800 city apartments, 60 are to be designated for social housing, 200 for seniors, 100 will be starter apartments for young families, 60 will be barrier-free, and 380 will be designated as cooperative housing. The city approved the cooperative housing concept at the end of last year. More than 700 interested parties have applied to the city. They must meet conditions such as being under 36 years of age, having a monthly income of between 35,000 and 50,000 crowns net for individuals or couples, and must not own property. The city will establish a cooperative with them, which will take out a mortgage to build houses on the city’s land. Interested parties must pay in advance from 400,000 to 700,000 crowns based on the size of the apartment, with the remainder paid in monthly installments. After paying off the loan, the city will withdraw from the cooperative, and the apartments will belong to the residents.
Brno owns approximately 29,000 apartments. They constitute 15 percent of the total housing stock in Brno, with the rest in private ownership.
