Týn nad Vltavou - The town of Týn nad Vltavou in the Českobudějovice region plans to build a new neighborhood in the Blanice area, which should accommodate around 400 residents. It is expected that part of it will be owned by the town and part by investors. Currently, only the entrance community center is in use, and one of the panel houses serves as accommodations. The remaining three panel houses are in poor technical condition and have been unused for a long time. The spatial study for the new residential area will arise from an urban and architectural competition. Proposals from five architectural teams will be evaluated by an expert jury in January 2025, which will select the most suitable one, said Mayor Karel Hladeček (ProTejn) to ČTK today.


"Since this is a significant urban location, we decided to seek the most suitable spatial study through an urban and architectural competition, in which the expert jury will assess a larger number of proposed solutions from various authors. There has been interest from 30 outstanding studios from the Czech Republic, Slovakia, and Hungary, which submitted portfolios of their work. Such interest has pleased us greatly and indicates the great potential of the area as well as the well-prepared assignment,” said Hladeček.

The expert jury selected five teams that will develop the competition proposal. Among them are the studios NEUHÄUSL HUNAL, MAAUS, Original Regional Architecture, CollColl+Menu Architects, and "100K, Taktiky, Grido".

Their task will be to connect the Blanice area with the housing of family homes in the Peklo part with the panel housing estate Hlinky. Smaller apartment buildings, villa houses, and terraced houses will be created there, which are currently missing in the town. Additionally, there will be small services, and the public space will serve for relaxation and sports. Part of the buildings will be owned by the town to expand the housing stock for rental accommodation, while part will be for investors.

"The goal is to build a friendly modern neighborhood worthy of the 21st century, where we will be able to offer housing options, especially for the middle class and young families, that have been long missing here. People often built family homes in surrounding municipalities, which negatively affected the population decline. And we would like to change this trend,” added Hladeček. Currently, Týn nad Vltavou has 7,850 residents according to the Czech Statistical Office.

The Blanice area is located in the southern part of the Hlinky housing estate. The houses were built for workers and employees of the Temelín Nuclear Power Plant at the turn of the 80s and 90s on a sloping plot of land covering 3.2 hectares. It is a five-minute walk from the historic square. The buildings have been almost unused for over 20 years and have deteriorated. Until 2020, the area was owned by ČEZ, and since January 2021, it has been acquired by the town. One panel house served as a temporary shelter for Ukrainian refugees, while the others became targets for vandals and problematic individuals. The town will demolish three buildings. The fate of the remaining buildings will be decided based on the winning architectural proposal.
