A city friendly to every age
The analysis revealed that the population is aging and declining not only in Znojmo and Eggenburg. The city also offers many opportunities to utilize empty spaces in the form of vacant shops, gaps, or dilapidated buildings. We combined these two factors into the shape of a senior start-up.
We offered the empty spaces to seniors. They thus become places where seniors can live actively.
The entire strategy is broken down into 4 phases, where the individual components can occur independently. First, a non-functioning place is activated, then the street, the city, and there can also be mutual exchange of experiences.
In the final phase, the private sector will see seniors as potentially new customers who are active and enrich society. New stores can emerge, or existing ones will adapt to this trend. The public sector will no longer need to push seniors out of society but will realize that seniors in the city are a great value.

Phase 0_Today
A large part of not only Lower Austrian and South Moravian medium-sized and small towns has a lot of unused spaces. They are located right in the historical core of the city and thus have great potential for further development.

Phase 1_Impulse
With the right content, these spaces can be started to be utilized again. Spaces managed by the city will be offered to seniors through a day center. They can start using it for their commercial and non-commercial activities. This mainly involves workshops, gardens (both community and private).

Phase 2_Process
As these spaces gradually fill up, the attractiveness of the entire area increases and the environment comes to life. Non-commercial spaces can transform into commercial ones, and commercial ones can expand their operations into additional spaces.

Phase 3_Consequence
Thanks to the initial minimal impulse, the public sector will start adjusting its operations for this customer group. This entire process can kickstart economic growth in the region. Seniors are an active, important part of the whole city.

Location
The designated plot is located in Brno under the Cathedral of St. Peter and Paul, in close proximity to the historical core of the city. It is bordered by Petrov and Petrská streets, creating a triangular space with no specific meaningful use. A specific aspect of the place is that there are still cellars of the original houses underground. Unfortunately, today they are flooded with underground water springs. For this reason, the legend of the lake below Petrov was born.

Idea
Opening up the space, perceiving the atmosphere of the place - these were my driving forces for creating a house on the sloped plot below Petrov. Due to the monofunctionality of the surroundings of Petrov (religious buildings), my intention was to create a place for tourists but also locals, where they could spend their time in this historical part of the city.

Urban design solution
The proposed building complements the street, but at the same time responds to the character of the surrounding urban structures, which have the form of "bays" and other yards accessible from the street. Therefore, my house does not occupy the entire plot but adheres to this idea. At the same time, it responds to the square in front of the cathedral, opening up to it and creating an outdoor space, resulting in two objects of different sizes.

Architectural solution
In line with the idea, I decided to address both objects simply, using clean materials that do not particularly draw attention but at the same time appear elegant. I chose the entrances to the buildings naturally on the axis of the streets Biskupská from Šilingrovo náměstí and Petrská from Zelného trhu. I decided on functions that would attract people to this place while also connecting with the spirit of the place. Hence, I chose a gallery of sacred art and architecture, a café open to the area that offers views in several directions, and a wine bar that, although it is not located in underground cellars, has a connection with them.

Inventory of construction in MPR Brno – A place in the center of the city?

The specific architectural solution for three construction reserves of the City Monument Reservation Brno is the next phase of the diploma project Inventory of Construction in MPR Brno, which has been processed since September 2012. The individual proposals derive from detailed analyses that reveal 60 reserves. A reserve is defined as a place with unused potential that should be developed to a certain extent, thus cultivating the surrounding environment and contributing to a better image of the city.

LOCATION BENEŠOVA - MUNICIPAL CULTURAL AND CONFERENCE CENTER
The work deals with the resolution of a long-term unused space between Koliště and Benešova streets from the train station to the Brno city hall, which is included in the so-called Brno Ring. This area is quite extensive with great development potential in case of the relocation of both the train and bus stations from the city center.
It is a place where one of the bastions of the former Baroque fortification used to be located, which influenced the shape of the Ring with its arrangement around the city core. In this regard, there is a change in the direction of the roundabout boulevard, creating a kind of "joint", which is why I approached this space with a specific shape of the buildings. I tried to adhere as closely as possible to the character of the Ring, which is mainly composed of closed blocks or significant solitary buildings alternating with city parks.

CORNER OF SLADOVÁ / ÚVOZ - HOUSING AT THE CORNER
The subject of the architectural study is the design of a corner house at the intersection of Sladová and Úvoz streets. It is a place where two different environments collide. A traffic artery and a busy city street meet a smaller street leading to the park below Špilberk Castle. The designated plot also borders two different types of urban development. Tall city houses from the nineteenth century lining Úvoz contrast with villa development from the first half of the twentieth century rising along Sladová street. A specific feature of this street is also the high walls that create elevated gardens of family villas.
For this contrast-filled corner, I designed an apartment building with a commercial ground floor that responds with its shape to the situations of both streets. The mass of the building is highest towards Úvoz street and then reduces and retreats to align with the development on Sladová street.

PARK ON ROOSEVELT STREET - HOUSE IN THE PARK
A significant reserve in the urban monument reservation area is the park on Rooseveltova street adjacent to the Governor's Palace. This space has undergone cultivation in the past; however, today it does not function. This is the result of insufficient attractiveness of the space and the poor technical condition of the buildings on the southern side, which do not form a dignified boundary to the park and a suitable counterbalance to the neighboring Governor's Palace.
The project addresses the modification of the park, primarily its southern part, the completion of the bare northern gable of the building forming the street front of Roosevelt street, and the building of the plot between the park and Jezuitská street, where currently only single-story garages exist. The proposal also includes the reconstruction of the passage connecting Jezuitská and Běhounská streets with the park.
The concept of the proposal is based on the fact that this space has never been built on in the past and has always been used as a park or gardens. It is a place that adjoined the city's fortification walls. My intention was therefore to interfere as little as possible with the green area while also building on the southern boundary of the park, where the development would unify and revitalize the area. I proposed two residential buildings with commercial ground floors, and on the ground floor of one of the houses, I placed a café.
