Central Group wants to build 2,600 apartments in the Park District of Žižkov

Prague - The development company Central Group plans to build approximately 2,100 to 2,600 apartments in the Park Quarter project north of the Žižkov Freight Station in Prague. The total costs are estimated at nine billion crowns, and in the most optimistic scenario, construction could begin in 2019. This was stated today by the chairman of the board of Central Group, Dušan Kunovský, during a meeting with journalists. The project is expected to cover an area of 128,000 square meters.


Central Group purchased the land this summer from the British company Discovery Group. The latter had a zoning decision for a part of it, covering 68,000 square meters, for a commercial-office complex. For this area, known as sector A, the developer aims to prepare documentation for a change in the zoning decision within six months.

Kunovský anticipates various appeals during the issuance of the zoning decision and subsequently the building permit. Therefore, the initiation of construction is planned for no earlier than 2019. In the first phase, which pertains to the area already under a zoning decision for Discovery Group, he expects at least five stages.

According to him, it is premature to talk about the completion date. "Of course, it will depend on demand. If it remains as it is currently, we can complete one phase each year," he added.

The urban concept for sector A was designed by architect Jakub Cigler. Architectural diversity will be ensured by selecting multiple architects. "We do not want to create some kind of Manhattan here, but a pleasant residential quarter. We plan to have semi-enclosed urban blocks that respect the character of metropolitan housing typical of Žižkov and Vinohrady," Cigler said.

In the first phase of the project, Central Group also intends to build a kindergarten, which would be transferred to the ownership of the city district. If there is interest, Kunovský anticipates the construction of underground parking garages, and commercial spaces for retail and services will be created on the ground floor. The second phase includes a park covering 14,000 square meters.
