Plzeň – The developer, owner, and manager of industrial and logistics properties CTP is transforming the former more than six-hectare Zátiší barracks on the outskirts of Plzeň into a multifunctional business park. It is investing over one billion Czech crowns there. A vibrant zone for business, research, and the public is being created, inspired by successful projects in Germany and the Netherlands. The first phase is completed, and the second will finish in the summer. Companies from healthcare, automotive, production of monitoring systems for industrial machines, development of innovative red light technology, and fitness are operating there. The site on Folmavská Street, near the university and the D5 highway, served as a barracks since the 1930s and fell into disrepair after 1989. The developer is constructing spaces for production, development, logistics, offices, and retail with public services. "CTPark Plzeň Kasárny is one of the most interesting projects for us in the Czech Republic. It connects work, services, and public space into a functional whole. We are building a park that lives," said Kristýna Dinebierová from CTP.
In the new zone, companies such as Avenier, a leading Czech distributor of vaccines and innovative medicines, are already operating. The Czech technology company MITO LIGHT is focused on red and infrared light therapy using LED panels. "We have the ideal combination of a modern warehouse, offices, and quality facilities under one roof," said executive director Adrien Fajfr. The German KRIWAN Group develops and manufactures electronic systems for industry. "A significant factor in our decision was the high concentration of industrial companies from various sectors in Plzeň and its surroundings," said operations director Christian Schönbein-Do.
According to Roisová, companies like Alps South Europe, which designs and manufactures prosthetic solutions, Eletechnik, which distributes electrical systems for industry, one of the largest companies in the automotive industry, fitness Form Factory, and Parketcentrum are also based there. A large indoor sports center, Padel Power, will open in the neighboring part in the second half of the year.
"The barracks are proof that even small and medium enterprises can find spaces tailored to their needs in CTP areas. Not every company needs a hall of thousands of square meters. CTBoxes offer complete facilities starting from a few hundred square meters. In the park, they have services, sports, and a quality environment that would be difficult for them to build independently," said Dinebierová. The site, featuring a green roof and water elements, connected to a cycling path, will have over 200 mature trees, extensive lawns, flowering meadows, and shrubs of local species. The landscape design comes from a Dutch studio. The zone is set to become a modern urban district that connects business, services, and public life.
