Chomutov

Chomutov - The owner intends to convert a seventeen-story dilapidated building in the center of Chomutov into a shopping center with a hotel, restaurant, conference facilities, and offices. The costs for the reconstruction and interior fittings are expected to be around 110 million crowns, said Alena Žahourová from the Prague development company Codeco today.

The company has already begun offering office rentals, which the project includes in ten floors of the building. A stylish restaurant called Potrefená Husa will be created on the ground floor, and a three-star mid-range hotel will occupy the five highest floors.
"The problem is with the relatively low rent, which in Chomutov averages four euros per square meter per month. If it is not possible to agree on a higher price, the reconstruction would not be worthwhile and would likely be abandoned. It would be ideal to rent the entire building to one tenant. We will see if that succeeds," Žahourová stated.
The long-unused high-rise building, which was constructed in the 1970s, served as offices, accommodation, and later as a hotel for the company Armabeton. Six years ago, it was acquired for 16 million crowns by the Prague company Lumica. Since then, it has changed owners several times, and the building reportedly had a debt of 167 million crowns.
"A new owner should take over the building within a month. There are no changes to the project for the reconstruction and rental of the high-rise building; the purchaser agrees with the intention," Žahourová added.
