Prague - The extensive office and commercial building Florentinum in the center of Prague has been approved after 20 months since the construction began. The final occupancy permit was issued on October 18, announced today the investment group Penta, which owns the building. The first tenants will move into the building in January 2014, and currently, 70% of the area has been leased. Penta also recently started the repair of the roadway on Na Florenci street, where Florentinum is located. "The repair will be completed in November 2013, and Penta will pay nearly eight million crowns for it," stated Penta spokesman Martin Danko. He added that during the reconstruction, two-way traffic will be maintained on Na Florenci street. The largest confirmed tenants of the offices are the consulting firm Ernst & Young and the law firm Havel, Holásek & Partners. Among retailers, the Interspar chain will move into the building, occupying 1100 m², watch retailer Koscom with 540 m², and the Rossmann chain of drugstores and perfumes with 520 m². The building offers a total of 49,000 m² of gross office space spread over nine floors, 7860 m² of retail space, 3426 m² of storage, and 602 parking spaces. It includes a large central square of 3000 m² and the reclaimed historical Desfourska garden. Thus, Florentinum has become the largest administrative building in Prague constructed in one construction stage. The construction cost 200 million euros, approximately 5.1 billion crowns. Of this amount, 110 million euros (2.84 billion crowns) was provided to Penta as a loan from a consortium of three banks - UniCredit Bank Czech Republic, Komerční banka, and Raiffeisenlandesbank Oberösterreich. Penta purchased the building of the Czech Typography, the former headquarters of the newspaper Rudé Právo, from the Austrian company S+B CEE Beteiligungsverwaltungs in January 2010. The construction began in March of last year. The building will be fully operational in January next year, with a ceremonial opening planned by Penta for the spring of 2014.
