Havlíčkův Brod - The Havlíčkův Brod Town Hall has opened a new residential area between Ledečská and Rozkošská streets today. More than half of the 75 plots have already been sold, with the most demand for plots intended for detached family houses. There are still available spots for row and terraced houses. The city paid 44 million crowns for the development of the technical infrastructure, said city hall spokesperson Alena Doležalová to ČTK. To ensure transport connection for the new locality, a roundabout was created on Ledečská Street.
According to Mayor Jan Tecl (ODS), the plots in Brod have long been lacking. A large residential area has been successfully prepared after several years. "It was one of the key points in the city council's program declaration for this election period," Tecl stated. Additionally, private entrepreneurs are investing in further adjacent plots. "There are at least two other entities offering plots there," the mayor said.
Last time the city sold 11 lucrative plots at U Rybníčku four years ago. In some cases, the price reached up to 2900 crowns per square meter in the bidding. The plots above Ledečská Street have been on sale since last autumn, with new owners already starting to build in some areas. There were 26 plots for detached houses, 32 for row houses, and 17 for terraced houses available. The plots for individual houses were sold at an average of 1147 crowns per square meter. For the remaining 33 available plots, the price is 980 crowns per square meter. "We don't think we won't sell them; we believe it's only a matter of time," the mayor pointed out. In the locality, there are plans for seven apartment buildings to be constructed in the future.
Petr Doucha from the real estate agency Reality HB stated that the availability of plots contributes to the overall revitalization of the real estate market in the city. "It's important for people to have choices," he said. According to the town hall, this could help stop the outflow of residents in Havlíčkův Brod, which has recently been a challenge for all major cities in the Vysočina region. At the end of last year, statisticians recorded 23,345 permanent residents in Brod, a decrease of 138 compared to 2012.
