Prague – The design of the extension of Vítězné náměstí in Prague 6 will be based on an international competitive workshop in accordance with the competition rules of the Czech Chamber of Architects. The winning proposal is expected to be known in June 2023. The conditions of the workshop have been approved by the Prague councilors.
The development of the currently undeveloped part of the square is planned by the consortium Fourth Quadrant, which includes the companies Penta Real Estate, Sekyra Group, and Kaprain. Offices, shops, residential spaces, and a new building of the University of Chemistry and Technology (VŠCHT) are to be created on the land between Evropská and Jugoslávských partyzánů streets.
According to the schedule included in the approved document, the acceptance of applications is to end around mid-September this year. Several workshops will then take place, and interested parties will continuously submit their proposals. The jury will first select six to ten candidates based on their applications for the competition. The selected teams will prepare a concept and then an architectural proposal for the development. Subsequently, three to five contestants selected in the first round will advance to the second round. The final proposal is expected to be known next June.
Everyone will have to respect the original urban concept of the square from 1924, designed by architect Antonín Engel, in their proposals. Among other things, the competition requirements take into account the needs of Prague 6 for the supplementary missing civic amenities and services. The conditions set by conservationists will also have to be adhered to.
The developer consortium purchased land with an area of 20,122 m², which constitutes the majority of the developable area in the so-called fourth quadrant of Vítězné náměstí between Evropská and Jugoslávských partyzánů streets, for approximately one billion crowns in November 2021. Pavel Streblov, the director of commercial construction at Penta Real Estate, stated at that time that a multifunctional development is expected, with developers anticipating its realization by 2028. VŠCHT sold the land to developers with the understanding that the proceeds would be used to build a new university building with teaching spaces and facilities for students and academics.
