Prague - Prague city councilors today approved an urban study for construction on Rohanský Island in Prague 8. The study defines the basic form of public spaces, sets rules for development, and proposes to divide the area into street blocks with maximum building heights. The material will also serve as a basis for the necessary changes to the zoning plan. Sekyra Group plans to build on the island. The study was prepared for the investor and the city by Pavel Hnilička Architects. Construction of the first buildings could begin next year, and the overall development of the area will take decades.
New buildings are to be located only in the area between the current bike path and Rohanský embankment. There will be greenery and a park from the edge of the bike path to the Vltava River. “I believe that thanks to today's step, Rohanský Island can be opened for construction next year as the first of the large brownfields,” said Ondřej Boháč, director of the city's Institute of Planning and Development, after today’s council meeting. According to him, the first two residential and two administrative buildings should be constructed opposite Invalidovna.
Boháč added that the study combined with the contracts that the city has signed with the investor for the future purchase of the land is binding. The parcels are owned by Prague, and according to the contracts, they will be sold to Sekyra Group after the construction is completed.

Opposite the Invalidovna metro station on line B, a small internal square is planned. The buildings around the square should be as close together as possible to create a sense of enclosure. A school or kindergarten is planned to be built.
Architect Pavel Hnilička stated at the Prague 8 council meeting this April that in the buildings, in addition to 5,000 residential inhabitants, there would also be 6,200 people working in offices and 480 in services. A total of 390,000 square meters of gross floor area is to be created, with 300,000 square meters of net floor area.
