Prague - The Prague Development Company (PDS), established last year in Prague, will prepare a housing project on the plots around the future metro station D Nové Dvory. This was decided today by the city council. According to estimates, the project will include about 50 apartments. The city leadership had previously approved that PDS would prepare several more houses. The largest project in Dolní Počernice is expected to offer 330 apartments. The city also plans cooperative housing development.

For the land where the planned apartments in Nové Dvory are to be built, according to the approved document, no change to the zoning plan is necessary, and the city can immediately begin preparation of project documentation. This should be completed in the last quarter of next year. Further construction is also planned around the future station, for which a change to the zoning plan will be necessary. The city has started this and is also preparing a study for the entire area.

PDS was established by the city for preparing housing projects on city-owned land. In September this year, the city council approved the preparation of buildings in Vršovice, Smíchov, Palmovka, Ládví, and Zlíchov. In October, the plan to build on extensive plots in Dolní Počernice between Českobrodská and U konečné streets was approved. There, the municipality intends to build on neighboring, even larger plots after the first 330 apartments. It is not yet clear when construction will begin for any of the projects; the city leadership has only approved the initiation of their preparation so far.

The municipality also plans, in cooperation with Prague 5, the construction of two apartment buildings along Radlická Street. They are to be built as cooperative housing and offer up to 266 apartments. At the beginning of November, the city council approved a memorandum with Prague 5 concerning this, which will be voted on by the representatives on Tuesday. The project to support accessible cooperative housing was approved by the city council in December last year.

According to earlier information, the municipality has entrusted PDS with land covering approximately 419,000 m² with a market value of CZK 2.94 billion. The company will manage the projects throughout the approval processes up to the zoning decision and building permit. Construction will then take place in various forms, including collaboration with the private sector, cooperatives, or building communities. The goal is to increase housing development in the metropolis and expedite project preparation, which often takes more than ten years. In recent years, Prague has been facing a housing crisis and rapidly rising housing prices.
