Prague - The new district around the future D line station in Nové Dvory is expected to have around 2000 predominantly municipal rental apartments, with some possibly for sale. According to an urban study presented today, commissioned by the city council, office buildings, shops, a kindergarten, a primary and secondary school, a polyclinic, an outdoor playground, a sports hall, and a community cultural center with a library are to be built on nearly 30 hectares. The individual parts are expected to be completed within a timeframe of ten to 15 years.
"Nové Dvory will offer accessible municipal rental housing after the changes to the zoning plan that we are working on, and will create up to 5000 new jobs and opportunities for leisure activities," said Petr Hlaváček (for STAN), the first deputy mayor of Prague for urban development, at a press conference.
The zoning study prepared by UNIT architects proposes sustainable development in four aspects - social, economic, environmental, and cultural.
The lead architect Jitka Molnárová stated that Prague's intention is to build rental housing primarily aimed at preferred professions (teachers, healthcare workers, police officers), single-parent families, and independently living seniors. Hlaváček added that part of the housing may also be cooperative and some could be sold to investors for compensation, which will depend on the financing of the project, expected to be resolved within six months.
In addition to shops and offices, Nové Dvory, which spans Prague 4 and 12, will have three squares, some of which will be connected by the Jalodvorská meadow park. "Part of it will be like a city park and part should remain in a more natural character," said Molnárová. The construction of a polyclinic is proposed, and green roofs and rainwater harvesting are planned. The city leadership has commissioned the Prague Development Company (PDS) to prepare for the investment and implementation. Last year, it was discussed that construction could begin in 2027. Today, PDS director Petr Urbánek told ČTK that project work on the infrastructure should begin this year, and the start of construction will also depend on the metro development. Apartments in three categories are planned - barrier-free, smaller, and standard.
PDS, which is a contribution organization established by the city for the preparation of housing projects on municipal land, is also dealing with the preparation of larger projects, including plans in Dolní Počernice and a future new district with a park in Palmovka.
The Prague Public Transit Company (DPP) began construction in the second half of April last year on a section of the metro from Pankrác to Olbrachtova Street, which will be followed by a section to Nové Dvory, where a new station will be located. In the future, trams are also expected to run to Nové Dvory. DPP is currently extending the line from Modřany to Libuš, which should in the future connect to the line extending to Nové Dvory.
