Ústí nad Labem - Today, an estimated several hundred people attended the public discussion of the proposed new zoning plan in Ústí nad Labem. Comments can be submitted until December 12. Some have already raised them during the discussion. For instance, people are concerned about the proposed construction of high-rise buildings Pod Vyhlídkou without designated parking spaces.


According to the new zoning plan proposal, the city will not expand into the countryside. The document precisely defines the boundaries of the buildable area. A fundamental change is the abandonment of the cadastral division of the zoning plan. The city is divided into areas designated for specific uses, such as housing, industry, and so on. The plan includes the construction of apartments, and the economic zone could offer new job opportunities. Transportation is also important due to the planned construction of a high-speed rail line from Prague to Dresden. The line will pass through the city, creating a new terminal.

The public discussion was attended by the Balata couple, who live in the Pod Vyhlídkou housing estate. "It's already hard to find parking. They are not planning any parking spaces there, or at least it's not officially designated," said Klára Balatová regarding the proposal for the construction of several approximately 70-meter-high apartment buildings. Her husband, Petr Pavel Balat, stated that the buildings are proposed in an area currently occupied by nature. People walk their dogs there and spend their leisure time. The couple will submit a comment.

Architect Roman Koucký stated that the apartment buildings are proposed on city-owned land. The planned housing development is in places already serving as residential areas. He pointed out that although the zoning plan does not specify the exact location of each parking space, it is not possible to construct new apartment buildings without ensuring parking.

Other speakers pointed to the proposal for building a road connection on U Cintorína street, which would bring automobile traffic from Jateční street to the D8 highway. However, it would run through the location of the current playground. The appointed representative for urban planning Eva Fialová (ANO) said that a new location could be found for the playground, so the area would not lose it.

People also came with individual questions and pointed out specific problems or possible errors in the proposal. One speaker, for instance, raised a question about the land reserve on Veslařská street. Koucký explained that there are plans for the construction of a road and railway bridge from Svádov to Krásné Březno in the future. Some locals expressed concerns that they would not be able to build anything on their properties. Experts assured them that, for example, a pergola could be built on their land. However, nothing should be created in the area that would thwart future construction plans, such as a factory.
